How NovAsia researches developers

How to see who a buyer is actually contracting with: what is confirmed, what is not yet confirmed, and which documents to request before the deal.

Developer checks help a buyer establish who will actually sign the contract, which projects can be reliably linked to the company, and which points still require documents. NovAsia’s aim is not to produce the longest possible corporate biography. It is to separate supported facts from open questions and turn those questions into practical checks before money changes hands.

Why developer checks matter

The marketing brand, parent group, project company, landowner and SPA seller may all be different parties. A recognised name in promotional material does not by itself show who owns the land, holds the approvals or carries the contractual obligations.

A material property purchase requires current company records, land and approval checks, and a review of the contract. Depending on the transaction, an independent Cambodian lawyer and a technical adviser may also be appropriate. NovAsia helps buyers organise and compare information, but it does not replace legal due diligence or treat a single document as a complete guarantee.

What NovAsia checks

The legal name and the company’s role

We first distinguish the public brand, the wider group, any specific to the project company and the party named in the contract. Similar names and spelling variations are not treated as proof that the companies are the same. Important conclusions require dated material that clearly identifies the company concerned.

A buyer should confirm that the seller named in the SPA matches the current company records, that the signatory is authorised, and that the documents supplied relate to the selected project rather than another asset in the group.

Registration and current activity

We look for current registration information and compare it with other available material. A successful name search through a government service does not, on its own, prove that the company found is the seller in a particular transaction. Current operations, directors and corporate changes are considered separately where reliable information is available.

Portfolio and delivery record

A project is attributed to a company only where that connection is supported by a specific source. Evidence relating to one development is not extended to every company or asset in the group. Completion dates, construction stages and delivery claims are checked against dated material because these details can change quickly.

We also distinguish between the developer, landowner, marketing company, main contractor and building operator. Participation in one role does not establish responsibility for the others.

The link between the project and the company

For a selected property, NovAsia cross-checks the company named as seller, the landowner, the approval holder and the party responsible for handover. Documents from different companies, project phases or dates are considered separately.

Extra care is needed where a group brand is used more broadly than the legal responsibility of the contracting company. In that situation, the buyer should request clear evidence of any promise or guarantee said to come from the wider group.

Reputation and public record

Sources are read according to what they can actually prove. Government and first-party corporate material come first, followed by professional and institutional sources, independent reporting and, with appropriate caution, market listings.

Membership of an industry association may help confirm a company’s public presence, but it is not a government guarantee, a project licence or evidence of completion. Agency listings can provide context, yet they do not replace company records, approvals, title documents or the contract.

Supported facts, open points and discrepancies

Every material claim should have a specific supporting source. Where the registered company name, landowner, company role, shareholders, approval or current project status has not been established, the profile says so plainly rather than filling the gap with an assumption.

Where sources disagree, NovAsia describes the discrepancy and limits the conclusion to what can be checked. Incomplete information is neither presented as an allegation nor turned into a positive rating.

Russian and English coverage

The Russian and English pages are prepared as full editorial versions. Both should preserve the same fact, date, limitation and buyer question without strengthening the original source.

Where documents or project materials differ between languages, the buyer should rely on the current transaction documents rather than a marketing phrase.

How the review is carried out

1. Collect the names in use

We record the official name, brand names, spelling variants, related companies and specific to the project structures. Each document is then matched to the party it actually concerns.

2. Compare the available evidence

Government and first-party information is compared with professional material, independent reporting and market context. Where only one secondary source is available, that limitation is stated.

3. Connect the evidence to the transaction

Before a material payment, the buyer should confirm the seller, signatory authority, land rights, approvals, title structure, payment terms and handover process. The review should be repeated if the seller, project phase or corporate control changes.

4. Make gaps and discrepancies visible

Missing information is not replaced with a guess. Items that have not yet been confirmed become a practical list of documents and questions to raise before reservation or payment.

5. Refresh time-sensitive information

Profiles show when the information was last checked. Price, availability, instalments and construction percentages are confirmed separately for the buyer’s current enquiry.

Sources used for this methodology

As of 24 July 2026, this methodology draws on NovAsia’s current Russian and English developer directories, the Royal Government of Cambodia’s Online Business Registration service and the public directory of the Housing Development Association of Cambodia.

A government name search can assist with company checks, but a matching name does not establish the SPA seller. Association membership can help confirm public use of a company name, but it is not a guarantee, licence or endorsement of a project.

Decision limits

A company’s inclusion in the NovAsia directory is not an endorsement, a ranking, confirmation of available inventory, a completion guarantee or a return forecast. As of 24 July 2026, a profile shows what can be supported, what still needs to be checked and which documents should be requested next.

Price, availability and individual terms are confirmed separately. Records relating to different companies, phases or dates are not combined. The material is informational; a transaction requires current corporate, land, approval and contractual documents.

Buyer checklist

  • the exact legal name of the SPA seller;
  • a current company extract;
  • the authority of the person signing;
  • the landowner and title documents;
  • project and construction approvals;
  • the strata-title structure and foreign quota, where relevant;
  • evidence connecting the stated portfolio to the specific company;
  • current construction, handover and management status;
  • any direct group guarantee relied upon in the sale.

Frequently asked questions

Does a NovAsia profile guarantee that a developer is reliable?

No. It organises supported information, limitations and due-diligence questions. The conclusion must be based on the documents for the specific transaction.

Why can several company names appear around one project?

Marketing material may refer to a brand, parent group, landowner, project company, seller and operator. Each role needs separate confirmation.

What does “not yet confirmed” mean?

It means the available material does not provide enough documentary support for a firm conclusion. NovAsia leaves the point open rather than making an assumption.

Is the developer’s official website enough?

No. It may support brand use and a stated portfolio, but it does not replace a company extract, approval, land documents or the SPA.

When should the checks be repeated?

Before a material payment and whenever the seller, project phase, directors, ownership, handover terms or other important transaction circumstances change.
