Track record
The clearest completed development case tied to the group is The Sky Park Condotel & Residence in Siem Reap. Hunter Group dates construction from early 2020 to mid-2023 with handover in July 2023, while the group's construction arm records a 2020–2023 build period and roughly 5,500 sq m of project area. The public project data is not perfectly consistent: the Hunter Group page labels the scheme as 40 units but lists 12 one-bedroom, 20 two-bedroom and nine three-bedroom homes, which totals 41. Hunter Estate also displays 41 units, whereas HomeAbroad Cambodia and Realestate.com.kh show 40. That discrepancy is small but material enough to confirm the registered condominium schedule rather than rely on marketing copy. Hunter Estate also reports more than 300 property transactions since 2017, but brokerage, sales mandates and development-management assignments should not be counted as Hunter Group's own completed developments.
Segments and prices
The most clearly documented residential product linked to Hunter Group is the boutique condotel-style Sky Park. At the time of review, Hunter Group's project page displayed 56.6 sq m one-bedroom units at US$82,000, 82.1 sq m two-bedroom units at US$144,400, and 121.7 sq m three-bedroom units at US$221,500–245,500. HomeAbroad Cambodia instead showed entry pricing from US$85,000, so these figures should be treated as live marketing snapshots rather than a guaranteed price list. Hunter Estate markets the operating condotel as an income-producing asset, but any return claim needs to be tested against the actual management agreement, occupancy history, fees and net owner distributions.
Geography
Hunter Group's verified operating base is in Siem Reap, with the group and Hunter Estate listing an office in Mondol III Village, Sla Kram Commune. The Sky Park sits in the Svay Dangkum/Ring Road area. That local presence is relevant for sales and post-purchase servicing, but an office footprint does not by itself establish legal authority to sell a particular unit; the project documents and sale contract remain the controlling evidence.
Reliability and public record
Hunter Group has a meaningful public operating trail: an active corporate site, a separate Hunter Estate platform, completed-project pages, construction records and third-party project coverage. The main due-diligence gap is entity clarity. Hunter Group, Hunter Estate and the independently named Sky Park Development Co., Ltd. should not be treated as interchangeable legal parties without supporting documents. The 40-versus-41 unit inconsistency and Hunter Estate's promotional language around steady or guaranteed returns are further reasons to rely on registered project records and signed contracts rather than sales copy. The sources support an operating business and a completed project, but they do not by themselves prove the legal status of a specific unit or future investment performance.
What to verify
For The Sky Park, start by obtaining the full registered name and corporate details of the seller and project developer named in the sale agreement, then document how that entity is connected to Hunter Group or Hunter Estate if the group brand is used in the transaction. Verify the exact unit number, floor, area, strata title, registered condominium schedule and remaining foreign quota. A foreign buyer should confirm that the unit is above the ground floor and that total foreign ownership remains within the 70% cap calculated by private-unit floor area. Also check the payment recipient, outstanding building charges, current common-area and sinking-fund fees, and—if the purchase is rental-led—the identity of the management-contract counterparty, the net-owner payout formula and whether any advertised return is actually backed by an enforceable agreement.

What completed-project evidence is publicly available for Hunter Group?
Hunter Group's own pages place The Sky Park's construction in 2020–2023 and its handover in mid-2023. It is a small completed scheme, although public materials conflict between 40 and 41 units. Can a foreign buyer own a Sky Park unit in their own name?
Cambodian law allows legally qualified foreigners to own private units in registered co-owned buildings above the ground floor, while ground and underground floors are excluded. Foreign ownership is capped at 70% of the total private-unit floor area. HomeAbroad Cambodia lists Sky Park as strata-title property, but the title and remaining foreign quota must still be confirmed for the specific unit before payment.
Should Sky Park's advertised returns be treated as guaranteed?
Not on the strength of marketing copy alone. Hunter Estate promotes Sky Park as producing consistent cash flow and has separately described a guaranteed-rental-return offer, but a genuine guarantee exists only if a named counterparty is contractually bound to it. The buyer should review the term, calculation base, payment mechanics, owner expenses and remedies for non-payment.
