The smaller scale can create a quieter, more personal building, but it also means the performance of a few core facilities and the management team has an outsized effect on the ownership experience.

Construction began in early 2020. Hunter Group records completion in mid-2023 and handover in July 2023. The property is now a standing, operating building. Official photography shows the finished exterior, entrance, parking area, rooftop pool, gym and furnished apartments, while current accommodation and rental pages confirm that the Condotel & Residence format is in use. A buyer can therefore inspect the exact unit, daylight, noise, finishes, lifts, pool and management standards before committing rather than relying on an off-plan presentation.

The best-supported address is on Ring Road in Krous Village, Sangkat Svay Dangkum, Krong Siem Reap. The map embedded on Hunter Group’s project page places the building on the western side of the city and aligns with the Krous / Svay Dangkum location used by Realestate.com.kh, IPS Cambodia and several market profiles. This is an urban but not central tourist setting. Trips to the Old Market area, restaurants and everyday services will normally involve a motorbike, car or tuk-tuk, so a purchaser should test personal routes at the times they actually travel rather than relying on promotional driving estimates.

Hunter Group publishes three principal apartment formats. The one-bedroom residence is listed at 56.6 sqm and $82,000. The two-bedroom option is 82.1 sqm and $144,400. Three-bedroom homes are shown at 121.7 sqm with a published range of $221,500 to $245,500. Other market profiles use broader overall ranges, roughly 55 to 138 sqm, so a bedroom label alone is not enough for comparison. The exact stack, balcony, documented area, furniture, outlook and current condition all matter. A price on the project page should also be treated as an indicative reference, not proof that the corresponding unit remains available.

The official interiors are fully furnished, with fitted kitchens, appliances, storage, air conditioning, living areas and separate bedrooms. That can suit a buyer seeking a ready-to-use Siem Reap base or a rental property without a major fit-out. Furniture, however, should not distract from technical due diligence. The selected apartment needs checks for moisture and waterproofing, air-conditioning performance, appliances, windows and balcony doors, water pressure, electrics, bathrooms and signs of intensive short-stay use. Resale units may also have a very different furnishing package from the staged official photography.

The rooftop is the main shared amenity level. It contains an open infinity pool, sun deck, planting and a gym with wide city views. Hunter Group also lists a rooftop restaurant, coffee shop, seating areas, sky garden, 24-hour security and CCTV, fire and smoke systems, backup power and two lifts. Published parking capacity is approximately 20 cars, 50 motorbikes and 50 bicycles. This is a substantial programme for a small building, yet the practical questions remain important: which facilities are operating every day, what is included in the regular service charge, whether hotel guests share the same spaces and how major repair costs are allocated.

The condotel element needs its own management review. Hunter Group presents an occupancy snapshot in which some units are owner-occupied and others run as condotel inventory. That supports the mixed-use character of the operation, but it is not a current rental guarantee or evidence of a particular return. A buyer planning to let the apartment should obtain the building’s live rules: whether short stays are permitted, who receives guests, how revenue and operating costs are divided, who pays for cleaning, linen, utilities and repairs, whether participation in a rental programme is optional and what reporting an owner receives.

The Sky Park is best assessed as a small completed city residence rather than a large resort compound. Its appeal lies in a tangible building, a limited number of homes, proper kitchens, relatively generous floor areas and a usable rooftop. Its trade-offs are equally clear. Daily life is transport-dependent, Siem Reap rental demand is exposed to tourism cycles and a mix of permanent residents and short-stay guests will not suit every owner. The sensible purchase case depends on the exact unit, title, service costs and operating arrangements, not on a generic promise attached to the word condotel.
