In February 2014, the Phnom Penh Post reported that the 15-storey National Road 1 development was nearing completion and that roughly 70% of its apartments had already been sold; the group's own website later described the building as fully completed. Active sale and rental listings remain visible in 2026, including units marketed with strata title, so the project can be assessed as an operating residential building rather than only through historic launch material.

The group's verified residential development sits in the urban condominium segment, with facilities such as a swimming pool, gym, parking and shared amenity areas. Vimean Keo Choronai now appears primarily as a secondary-market property: 2026 listings include, for example, a roughly 79-80 sqm unit offered at about USD 85,000, while other one-bedroom units have been marketed around USD 100,000; asking rents in the building are commonly visible at roughly USD 400-700 per month depending on size and condition. These are individual resale and rental asking prices, not a current Keo Maly Group price list.
Geography
Vimean Keo Choronai is in Nirouth, Chbar Ampov, along National Road 1 on the eastern side of Phnom Penh. Contemporary reporting placed the site roughly 600 metres from Monivong Bridge, while current listings continue to identify the building in the same Chbar Ampov location. For a buyer, this is an established residential address rather than a future-location proposition, so actual traffic, nearby amenities, building condition and rental demand matter more than historic development promises.
Reliability and public record
Keo Maly Group has one important advantage over a developer with an untraceable project: Vimean Keo Choronai physically exists, is occupied and has an active secondary market. Current corporate transparency is much weaker. In 2019, the Phnom Penh Post reported court-auction proceedings connected to a debt dispute involving 26 properties, including 20 units at Vimean Keo Choronai; the court said the affected assets were registered under Land Property Ltd, while Keo Maly Group challenged the auction. The sources reviewed do not establish the final outcome of that historic dispute, so it should not be treated as a current encumbrance on every unit in the building. It does, however, make unit-specific ownership, encumbrance and title-chain checks particularly important. Public sources also do not clearly identify who has controlled the group since Keo Maly's death in 2020.
What to verify
For a purchase at Vimean Keo Choronai, due diligence should start with the title of the exact unit rather than the Keo Maly Group brand. Obtain the current strata-title certificate, identify the registered owner, check for mortgages, seizures or other encumbrances, and review the chain of previous transfers. This is particularly relevant because some units in the complex appeared in the 2019 court-auction dispute. A foreign buyer should also confirm that the unit is on an eligible floor and that foreign ownership capacity remains available in the building: Cambodian law permits foreigners to own qualifying private units above the ground level, subject to a 70% cap on the total private-unit floor area owned by foreigners. If the seller is a company rather than the current private owner, verify its registration status, the signatory's authority and its legal connection to the title; an old group name on a website is not enough to establish the contracting party.

Who currently controls Keo Maly Group?
The current position is not established by the public sources reviewed. The group's website still carries dated information presenting Keo Maly as its leader even though she died in October 2020. A 2021 CCHR report likewise said it was unable to determine who controlled a company associated with her after her death. A transaction therefore requires a current registry extract for the specific legal entity involved.
