About the project
Vimean Keo Choronai Condominium is a completed residential complex on National Road 1 in Sangkat Nirouth, Khan Chbar Ampov. The building sits roughly 600 metres east of Monivong Bridge, on the side of the city connected to central Phnom Penh through that crossing. An older queue entry placed the project in Chroy Changvar, but launch-era reporting, current transaction listings and the exact OpenStreetMap building all point to National Road 1 and Chbar Ampov. That correction matters: this is not a northern Phnom Penh project or a second development with a similar name, but one identifiable Keo Maly Group condominium.
The project entered the public record in 2012, when a 15-storey condominium was reported under construction in Niroth commune. Its final phase was being marketed in 2013, and a 2014 Phnom Penh Post profile said the development was close to completion with about 70% of the apartments sold. This page therefore uses 15 floors and 133 units as the main project figures: they come from the construction-period record, while the exact OpenStreetMap object also carries a 15-level tag. One current agency listing states 17 floors and 113 units. The discrepancy is retained openly rather than blended into an invented middle figure.

The distinguishing feature is not height alone. Vimean Keo Choronai combines a residential block with established landscaping and a leisure area on the roof. Current photographs show mature greenery, the vehicle approach, the main entrance and an open-air upper-level swimming pool. Contemporary project coverage also described a garden-oriented setting and sport and wellness facilities. A resale buyer can assess those claims against the real building rather than a sales render: the garden, façade, access roads, pool and common areas can all be inspected on the same visit as the apartment.
The secondary market demonstrates several apartment formats, although a complete original developer schedule is no longer readily available. One-bedroom listings range from about 44 to 79.27 square metres, with another FazWaz unit at 69.6 square metres. Two-bedroom examples include about 65 square metres in a short-stay listing and 106 square metres in a current long-term rental listing, while a three-bedroom rental is advertised at 150 square metres. The wide spread may reflect genuinely different layouts, gross-versus-internal measurements or inconsistent resale data. A selected unit's area should be matched to its plan, title and physical dimensions, not copied from a superficially similar listing.
Vimean Keo Choronai should now be approached as an operating building with resale and rental stock, not as a new developer launch. On July 26, 2026, the research found a private asking price of $70,000 for a 44-square-metre one-bedroom unit, a licensed agency asking $85,000 for 79.27 square metres, and a 2024 FazWaz advertisement at $100,000 for 69.6 square metres. These are not a unified price list. Floor level, outlook, renovation, furniture, size, documentation, seller motivation and the treatment of transfer costs can all move the final number. The lower figure on this page is only a starting point for checking an individual property.
Listings repeatedly mention a swimming pool, gym, steam or sauna area, lifts, 24-hour security, parking and a backup generator. Multiple market sources support the presence of those features, but their present condition and access rules are separate questions. The complex has been operating for around a decade, so a viewing should extend beyond the apartment photographs. A buyer should test lifts during busy periods, water pressure, air-conditioning, signs of moisture, equipment noise, corridor lighting, rooftop and pool maintenance, parking access and the actual monthly management charges applicable to the unit.
The National Road 1 position works for buyers who want a completed home on the eastern side of the Bassac with a direct approach to Monivong Bridge. The same bridge is both the location's advantage and its practical constraint. Travel to central districts can be straightforward outside peak periods, but congestion on National Road 1 and the bridge approaches can change the real journey substantially. A useful inspection therefore includes morning and evening test drives rather than relying on a promotional travel time. It is also sensible to observe the gate approach, turning space, taxi pickup and delivery access, especially when the apartment is intended for everyday occupancy or rental use.
Document review deserves more weight here than broad ownership labels in advertisements. A licensed agency describes one unit as strata title, while a private seller uses the term hard title and says transfer costs are included. Without the underlying title, those descriptions cannot be treated as interchangeable or applied to every apartment in the building. Before paying a deposit, the buyer should match the seller to the unit document, confirm rights to any parking space, check management and utility arrears, taxes, transfer restrictions, rental history and approvals for alterations. A completed building removes construction-delivery risk, but it does not replace legal and technical due diligence on the individual unit.
For a buyer considering rental use, it helps to separate the building's general appeal from the economics of a particular apartment. Current advertisements show long-term asking rents from roughly $300 a month for a compact unit to around $550 for larger one- or two-bedroom examples, while a three-bedroom apartment is offered at a higher level. These are asking figures, not verified occupancy records or completed leases. A realistic calculation needs to allow for vacancy, agency commission, management, utilities during empty periods, air-conditioning and appliance repairs, furniture renewal, taxes and any building charges. Short-stay use should not be assumed to be automatically permitted either: the Stayz listing confirms that one owner has marketed an apartment that way, but it does not replace a check of management rules, guest-registration procedures and current legal requirements. A stronger approach is to request lease and payment history from the seller, compare several similar units and build a conservative scenario after inspection.
Fit-out age and condition may vary more than in a newly delivered project: some apartments retain earlier interiors, while others have received cosmetic or full renovation. Comparison should therefore go beyond an asking price per square metre. Windows, balcony waterproofing, electrical work, plumbing, built-in furniture and air-conditioning can materially change the first two years of ownership costs. A buyer should prepare a defect list during the inspection and obtain a repair estimate before final price negotiations.
