Kingston Estates

Kingston Estates presents itself as a Cambodian family-run company with more than 15 years of experience and nine completed projects. The public history does not, however, form a simple line under one legal entity. Kingston Residence, Kingston Suites, Residence H and the L Residence series are grouped together, while independent sources sometimes attribute those buildings to different local companies.

That does not mean the experience is invented. A more likely interpretation is that Kingston is describing the collective record of a team, family or associated market participants. For a new buyer, the distinction matters: the people may bring genuine experience, while the obligations on the current project belong to a specific company.

The earlier portfolio shows a specialism, not a clean structure

Kingston Residence is a 19-storey property of about 83 apartments, while Kingston Suites is a 27-storey serviced residence of roughly 120 units. The company’s presentation also includes Residence H in Sen Sok and seven L Residence projects.

Together, they suggest a clear area of experience: compact urban apartments and serviced accommodation aimed at tenants, local owners and relatively budget-conscious buyers. Residence H, however, is attributed in project directories to Lomnov Than HC Co., Ltd., while L Residence schemes are associated with other companies. Treating all nine properties as an entirely verified Kingston Estates record would therefore be too simple.

The more useful question is what capabilities the team may have carried forward: small-unit planning, furnishing, service operations and familiarity with Phnom Penh’s rental market. Those are precisely the strengths being claimed in the current project.

Kingston Royale must turn team history into company history

Kingston Royale is under construction in Boeung Tumpun, close to Street 271 and the Russian Market area. The 36-storey scheme contains 310 apartments, mainly one- and two-bedroom layouts, with multi-level parking, a pool, fitness and wellness facilities. The proposition is a relatively accessible entry point into a full-facility building.

By 8 July 2026, the structure had reached the 14th floor. Public completion guidance ranges from late 2027 to early 2028. The tower has clearly progressed beyond its launch stage, but a substantial construction period remains.

The location may work well for rental and owner occupation because it is surrounded by established retail, hospitals, schools and Toul Tom Poung. It is also a dense part of the city, where the exact access route and Street 271 traffic may matter as much as the advertised distance to the Russian Market.

Kingston Royale will be the first project through which the brand can be judged without relying heavily on explanations about earlier associated companies. Construction continuity, final finish, handover and building management will establish a clearer reputation than the assembled retrospective portfolio. Until then, Kingston Estates is an experienced team with an imperfectly mapped history; after Royale, it will either become a demonstrably independent developer or remain a brand whose credentials depend on a wider network.
