About the project

Residence H Sen Sok is a completed residential high-rise in Sangkat Phnom Penh Thmey, one of the most actively developed parts of Sen Sok. The project is associated with Cambodian developer Lomnov Than HC Co., Ltd.; the technology-provider profile and ERA project page both describe a 29-storey building with 272 apartments. Live sale and rental listings confirm that the property is operating, so buyers can assess an existing building rather than a future promise: entrance, lifts, parking, engineering systems, common areas, noise and day-to-day management can all be inspected before signing.

Sources differ in how they count the floors. ERA, ZKTeco and Knight Frank describe a 29-storey project, while the IPS narrative calls it a 28-storey development even though the same IPS data panel lists 29 floors. The registry uses 29 because it is supported by several independent profiles, but a buyer should still request the registered building plan and confirm whether technical, parking or roof levels are included. The discrepancy does not change the identity of the tower, yet it matters when matching a unit number to its legal floor.

Knight Frank profiled Residence H in its H2 2021 market report as a 272-unit project with one- and two-bedroom homes. At that stage, published sizes ran from about 45 to 77 sqm and launch prices from $41,000 to $72,241. Those figures are useful historical context, not a current price list. The building is complete, primary stock is reported as sold, and the market now consists mainly of individual resale units and occasional remaining inventory. The price of a specific apartment depends on floor, outlook, titled area, furniture, condition and the seller's urgency.

As of July 18, 2026, open listings include a 44 sqm one-bedroom apartment at $49,000, other one-bedroom options from roughly $58,745 to $63,000, and widely spaced two-bedroom offers: IPS shows 64 sqm at $74,000 and another 58 sqm unit at $85,000, while FazWaz lists 60 sqm at $95,000. These are not a single project price but separate resale offers. A useful comparison must normalize gross versus net area, floor, bathroom count, furniture, parking, service-charge arrears and legal status.

ERA publishes five original unit types. Two two-bedroom formats are stated at 76.8 and 71.7 sqm; three one-bedroom formats at 51.8, 50.7 and 45 sqm. Active listings also show smaller measurements, including 35–44 sqm, while IPS describes one two-bedroom home as 64.3 sqm net and 76.8 sqm gross. This is a clear reason not to transfer a marketing size to every unit. Before purchase, compare the floor plan, title, physical measurement and the seller's use of gross and net terminology.

One-bedroom apartments target a single resident, a couple or a tenant who wants a separate bedroom at a compact price point. Published interiors show linear kitchens, full-size refrigerators, built-in storage, balconies and conventional residential furniture. The finish is neutral and practical, but real resale units already differ from the show-home imagery: each owner has changed furniture, appliances and maintenance standards. During inspection, test air conditioners, balcony doors, plumbing, kitchen extraction, storage and daylight rather than judging the unit from styling alone.

Two-bedroom homes can suit a small family, shared tenancy or an owner who needs a separate office. Sources show layouts with either one or two bathrooms. The fifth-floor IPS listing describes two bedrooms, two bathrooms, 64.3 sqm net and 76.8 sqm gross, a south-facing outlook and a balcony. Other listings have one bathroom and smaller dimensions. The label 'two bedrooms' therefore reveals very little on its own: room width, storage, privacy, kitchen position and usable floor area deserve separate checks.

The building offers the typical amenity set of a mid-market urban condominium: swimming pool, gym, sauna, shared areas, commercial space and backup power. Some profiles also refer to a rooftop or sky-party area. An amenity appearing in a list does not guarantee identical access under every fee package; IPS notes that management charges may vary with amenity access. Buyers should obtain the current service list, opening hours, guest rules, fee schedule and maintenance history for each facility.

A more distinctive feature is the multi-level parking and access-control installation. ZKTeco documents a five-floor parking structure using licence-plate recognition, entry management, elevator integration and parking guidance. This is a specific delivered engineering case rather than a generic sales claim. A car-dependent resident should still verify whether a space is attached to the apartment, the monthly cost, visitor registration and how smoothly the system operates during peak periods.

The Phnom Penh Thmey location places Residence H closer to Sen Sok's retail and family infrastructure than to the capital's tourist core. Project and agency pages repeatedly cite AEON Mall Sen Sok City, Makro, schools, clinics and airport access as local advantages. These landmarks establish context but do not replace a real commute. Traffic conditions change sharply through the day, so buyers should drive from the building to work, school and regular destinations at the hours they actually travel.

Sen Sok works for residents who prefer newer neighbourhoods, large retail hubs, a wider daily travel pattern and a lower entry price than BKK1 or Tonle Bassac. The trade-off is greater dependence on a car or ride-hailing and less continuous walkability on some streets. Comfort also varies block by block. Inspect the approach from Street 1952, evening lighting, pavements, drainage, local noise, construction activity around the block and whether everyday services are safely reachable on foot.

Completion in 2024 shifts the principal risk from construction to operations. Buyers should examine the management company, building budget, collection of service charges, facade and parking condition, fire systems, generator, pumps, lifts, pool and planned capital repairs. Ask for recent bills, house rules, maintenance records and information about reserve funds. A low acquisition price can lose its advantage if the unit carries arrears or major common systems require expensive work.

Ownership must be verified at unit level. Different pages use Hard Title, Freehold and Strata Title, but a marketing label is not a substitute for the original document. The buyer needs to inspect the selected unit's title, registered owner, area, encumbrances, foreign quota, outstanding charges, furniture inventory and any lender or spouse consent that may be required. Foreign purchasers should confirm that the unit is on an eligible floor and can legally be held within the building's foreign-ownership allowance.

Residence H may serve as a home or rental asset, but yield cannot be inferred from a single advertisement. Current one-bedroom asking rents broadly fall around $350–$450 per month, and IPS shows a 43 sqm unit at $400. Net cash flow depends on vacancy, agency fees, furniture, repairs, management charges, utilities, parking and tax. Before buying, request evidence of actual leases for comparable floors and condition and confirm whether short-term letting is permitted.

A practical due-diligence sequence starts with two visits, one in daylight and one after dark. Walk from the street and parking to the apartment, test access cards, lifts, water, air conditioning, windows and mobile signal, listen for neighbours and machinery, and inspect corridors and fire exits. Then compare the title, plan, area and inventory, and review bills and management rules. Only after those checks should price and deposit terms be negotiated. A completed building is valuable because most of its benefits and compromises can be measured before commitment.
