The caution is that Modern 15 has a limited publicly verifiable completion history under its own legal name, while some property portals attribute the development to Cosy Beach View. Buyers should therefore rely on the transaction documents, current construction evidence and contractual protections rather than brand reputation alone.
What to verify
Before paying a reservation, verify the seller's and developer's full legal names and registration details in the contract, the payment-account beneficiary, land title and encumbrances, EIA documentation and the relevant construction approval. A foreign buyer also needs to confirm that foreign freehold quota remains available: under the current condominium rules, foreign ownership is capped at 49% of the condominium's aggregate unit area. The contract should clearly cover instalments, handover timing, delay remedies, unit specifications, defect handling, common-area fees and sinking-fund charges. The foreign-ownership certificate should be checked again before title transfer.
