The project keeps an eight-storey scale while sitting in one of Pattaya's busiest central districts. That is useful for buyers who prioritise city access over the atmosphere of a large resort compound.
One-beds dominate
Published unit schedules show 209 one-bedroom apartments out of 276 homes. Buyers get a wide choice of one-bedroom plans, but future resale or rental competition will also be concentrated in that same format.
Staged construction payments
Half of the purchase price is scheduled through five construction-stage instalments after the reservation and contract payment, with 20% left for transfer. The structure can reduce the upfront cash requirement, but it ties the buyer to a multi-year contract and build programme.
Foreign quota matters
Foreign-name units are publicly marketed, yet quota and price have to be checked unit by unit. A generic 'from' price is much less useful to an overseas buyer than a current quote that states the exact ownership route.
Useful shared facilities
Pool, gym, sauna, steam rooms, roof gardens and staffed common areas make the scheme more than a basic city apartment block. The practical question is how those facilities will be managed and funded across 276 units once the project is operating.
About the project
Avenue Boutique Condominium is first and foremost a city-centre project. It sits on Soi Buakhao 15, behind The Avenue Shopping Center, in a part of Pattaya where shops, restaurants, transport, nightlife and daily services are concentrated within a compact radius. That makes the scheme quite different from a beach-resort condominium on the northern or southern edges of the city. A buyer can reasonably expect to do more on foot here, but the trade-off is obvious: Central Pattaya is busy, and Soi Buakhao has evening traffic and entertainment activity. Unit orientation therefore matters. A quieter inward-facing apartment, a pool-facing home and a street-facing unit may deliver very different day-to-day experiences even if their floor areas are similar.
The physical plan is easy to understand. Avenue Boutique is designed as two low-rise buildings of eight storeys each with 276 residential units in total. Thailand's Smart EIA Plus database records Avenue Boutique Condominium as a distinct project, shows its EIA approval and lists the project as permitted and under construction. The same government record names Modern 15 Co., Ltd. as the project owner. Marketing materials identify Maimon David Marsiano as the person leading the development, while major property portals sometimes group the project under the Cosy Beach View developer profile. Those labels should not be treated as interchangeable legal entities; the sales contract should identify exactly who is selling the selected unit. For scheduling, the developer uses Q2 2029, while portals narrow that to May or June. Q2 2029 is the safer public description.

The unit distribution tells you more about the project than the 'boutique' branding does. Detailed project sheets published by independent agencies break the 276 homes into 16 studios, 209 one-bedroom units and 51 two-bedroom units. One-bedroom apartments are therefore the dominant stock by a large margin. Studios are around 25.60–25.65 sqm. One-bedroom layouts run from roughly 34.55 sqm into the mid-50s, and two-bedroom apartments extend from about 55.15 sqm to 84.50 sqm. The wider one- and two-bedroom ranges mean buyers should compare floor plans rather than simply compare bedroom counts. Project materials describe the handover specification as fully fitted, with built-in kitchen elements, wardrobes, sanitary fittings, a water heater, hob and extractor, microwave and wall-mounted air-conditioning. That is a meaningful base specification, but it is not the same thing as assuming a complete furniture package unless the contract says so.
Current pricing is a good example of why quota and date need to be attached to every number. One official project website still advertises a general entry point of THB 2.9M. Another project-branded website carries an older pre-sale message from THB 2.565M for a limited batch of 20 foreign-quota units. Those figures should not automatically be read as live stock. On 17 August 2026, PropertyHub showed a 25.65 sqm studio explicitly marked for foreign-name ownership at THB 3.483M, while another current agency page quoted a higher foreign-quota starting level. For this dossier, THB 3.483M is therefore used as the freshest verified public foreign-quota anchor. It is not a developer price guarantee. Before paying a reservation, the buyer needs the exact unit number, ownership quota, current price, included fit-out and all transfer or common-area charges in writing.
Foreign ownership follows Thailand's condominium rules rather than a special Avenue Boutique arrangement. A foreign buyer can register a unit freehold while foreign ownership remains within 49% of the aggregate saleable area of the condominium. Avenue Boutique has been marketed with foreign-quota inventory, and current listings still show units designated for foreign-name ownership. The key point is that quota attaches to the transaction and the available allocation, not merely to the fact that a project is a condominium. A unit that looks identical to another unit may have a different ownership route or a different price. If freehold quota is not available for the selected apartment, leasehold may be offered, but that should be assessed as a separate legal and commercial structure rather than treated as a substitute with identical rights.
The published payment structure spreads a large part of the purchase price through the construction period. The reservation amount is THB 200,000, followed by 30% on contract signing within 30 days. A further 50% is scheduled as five 10% instalments every six months, with the remaining 20% due at ownership transfer. For a buyer who does not want to fund the whole purchase upfront, that timing may be useful. It also means the buyer remains exposed to a multi-year construction and payment cycle. The practical documents matter more than the headline percentages: the reservation agreement, sale and purchase agreement, payment receipts, completion provisions and remedies for delay should all be reviewed together. Public marketing tells you the rhythm of the payments; it does not tell you every contractual consequence.
Amenities are relatively extensive for an eight-storey scheme. Project materials describe a 156.79 sqm ground-level pool, a gym, sauna and steam rooms, landscaped roof areas, reception and lobby spaces in both buildings, a commercial unit in Building A, an on-site management function, security and CCTV. Basement parking is stated at 59 spaces, with detailed agency material also describing a small number of additional outdoor spaces. With 276 apartments, this is not a one-space-per-unit project. A portal entry showing a 100% parking ratio conflicts with the more detailed project information and should not be relied on. Buyers who will keep a car in Central Pattaya should ask how parking is allocated, whether spaces are first-come-first-served and whether any rights are attached to individual units.
Operating costs are partly clear and partly not. The main project website states a common-area fee of THB 50 per sqm per month and a one-off sinking fund of THB 600 per sqm. A detailed independent agency page matches the monthly fee but lists the sinking fund at THB 500 per sqm. That difference is small compared with the purchase price, but it is exactly the kind of discrepancy that should be settled from the contract rather than from a brochure. Overall, Avenue Boutique makes the most sense for a buyer who specifically wants a new low-rise home in Central Pattaya, values walkable access to the city and is comfortable buying during construction. It is a weaker match for someone who needs immediate occupancy, wants a quiet resort environment, expects dedicated parking, or is buying primarily for an uninterrupted sea view.

This is the core Avenue Boutique product, with 209 one-bedroom units in the published schedule. The size range is wide enough that bedroom count alone is not a meaningful comparison: a mid-30 sqm plan and a unit above 50 sqm serve very different living patterns. On 17 Aug 2026, PropertyHub showed a 34.65 sqm foreign-name one-bedroom at THB 3.934M.
The largest residential format, with 51 two-bedroom units in the published mix. The smallest two-beds overlap in floor area with the largest one-beds, so the value question is not just square metres: the second bathroom, bedroom separation, balcony and kitchen arrangement become more important. A foreign-name 55.15 sqm unit was listed on PropertyHub at THB 7.243M on 17 Aug 2026.
Areas are based on project materials and independent project sheets. One project-branded site caps one-bedroom units at 49.75 sqm, while several detailed independent sources show layouts up to 56.90 sqm; the broader range is therefore retained, but the exact plan should be checked against the selected unit number.
