Then verify the landowner, the registered title for the exact plot, construction and occupancy approvals, actual unit completion, handover timetable and all compulsory charges. This is particularly important for foreign buyers because shophouses are landed property: foreigners cannot directly own land in Cambodia, and the statutory foreign-ownership regime of up to 70% applies to qualifying private units in co-owned buildings rather than ordinary landed homes.
