The SOHO C and C+ plans show a shop area, kitchen, living room, four bedrooms, two multipurpose rooms and five bathrooms. Street-based access

The development is organised as rows and internal roads rather than one building with a shared lobby. Nine roads, parking, pavements, yards and landscaped areas create direct access to individual premises. FazWaz records completion in January 2025, allowing a decision to be based on an inspection of the existing development rather than renders alone. A buyer can examine occupancy, common-area condition, access, parking, neighbouring operators and the handover quality of the specific unit.

La Maison Plaza was launched as a separate shophouse development and won Best Shophouse Development in the 2023 PropertyGuru Cambodia Property Awards. That helps distinguish the precinct from individual house advertisements and similarly named properties, while its legal structure still requires unit-level documentary review.

About the project

La Maison Plaza is a low-rise commercial and residential precinct at Apsara Roundabout in northern Phnom Penh. The site is on Chhnas Chhnas Boulevard, also known as Win-Win Boulevard, beside Apsara Roundabout in Phum Lorkambor, Sangkat Svay Pak, Khan Russey Keo. It is neither a central high-rise nor a purely residential gated borey. Its identity comes from street-facing shophouses that may combine a shop, salon, office, showroom, service business and family accommodation. For a buyer, the useful questions are practical: the frontage of the selected lot, vehicle access, parking outside it and the actual neighbouring businesses on the inspection date.

Project profiles consistently associate La Maison Plaza with PCD Group and LCH Investment Group. Launch coverage gives the fuller names Pacrim Camblossom Development Co., Ltd. and LCH Investment Group Co., Ltd. and describes a joint development. PropertyGuru, however, credited the award-winning project to Cambestate Management Co., Ltd., while launch reports identified that company’s executive as the project owner. The developer brand is therefore recorded from the repeated project profiles, but the precise roles of landowner, developer, manager and contracting seller need to be established from the documents for the chosen unit.

FazWaz reports four floors, 226 units and completion in January 2025. The four-level format is also visible in the published SOHO plans, and sale listings confirm that the market includes both compact and larger shophouses. Other directory snippets have circulated totals of 235 or 239 units. The registry keeps 226 because it comes from a complete project record, yet a buyer should treat the figure as provisional until it is matched to an approved master plan or the project’s formal lot schedule.

The visual concept uses continuous façades with European and Parisian references. Decoration is not the main investment case. The more relevant project features are nine internal roads, parking areas, yards, pavements, landscaped sections, seating and public washrooms intended to support movement between commercial rows. Profiles also mention an indoor children’s zone and CCTV. Those facilities should be inspected rather than assumed: launch-stage descriptions can differ from the condition, access rules and operating hours of a completed precinct.

Two published SOHO plans provide the clearest picture of the underlying product. SOHO C is shown at 4.5 metres wide by 12 metres deep with a stated total floor area of 216 sqm over four levels. SOHO C+ widens the frontage to 5 metres at the same depth and has a stated 240 sqm. Both plans list four bedrooms, two multipurpose rooms, five bathrooms, a living room, kitchen and shop area. That programme explains the live-work proposition: commerce can occupy the frontage while upper levels support accommodation, offices or other permitted uses.

Current and resale listings also show larger four-bedroom, five-bathroom shophouses at roughly 300–320 sqm. Those numbers belong to selected advertisements, not a published official schedule of every house type. A proper comparison has to match the lot number, actual frontage, land and building measurements, position within the row, orientation, parking access and fit-out condition. Two units with the same room count may have very different visibility and practical value for a particular business.

The launch concept described La Maison Plaza as a 24-hour business hub serving four northern administrative areas: Russey Keo, Sen Sok, Prek Pnov and Chroy Changvar. That statement explains the intended catchment; it does not prove that every tenant trades around the clock or that customer traffic has reached the promoted level. A commercial buyer should observe the precinct independently at several times of day, recording open businesses, occupied rows, parking use and actual pedestrian and vehicle movement.

La Maison Plaza won Best Shophouse Development at the 2023 PropertyGuru Cambodia Property Awards. The award supports the project’s separate identity and recognises its development format, but it is not a substitute for due diligence. A transaction still turns on the title for the specific lot, the named seller, encumbrances, surveyed boundaries, permitted use, signage and trading rules, utility connections, management charges and handover condition. Land ownership must also be distinguished from any trust or corporate structure marketed to a foreign purchaser.

The scheme is best considered by buyers who need visible commercial frontage and want several functions within one building. Possible users include a family-run business with accommodation, an office and showroom, a service operator, or an owner leasing separate areas to different occupants where the documents and layout allow it. It is less straightforward for a passive investor expecting hotel-style management, guaranteed rent or standardised condominium leasing. Performance depends more heavily on the chosen lot, operator quality, neighbouring occupancy and day-to-day business execution.

A public project card indicated a lower starting anchor near $180,000, while PropertyHub displayed a starting point of $198,000 and larger offerings rise well above that level. The spread is expected in a precinct with different frontages, floor areas and fit-out conditions. Comparison should include the building and land areas, position within the project, handover status, renovation budget, taxes and management costs—not just the headline price. Before reservation, the selected property should be located on the project plan and supported by a complete document pack rather than accepted solely because an advertisement uses the La Maison Plaza name.
