The clearest prior track record is Serenity Jomtien Villas. A 2020 REm Magazine feature described the scheme as being developed by Serenity Developments, then a newly formed company involving Gavin Perfect and Stu Sutton, with Sutton also identified as the long-time managing director of Jomtien Property. In its 2025 Sonora feature, REm described Rattikarn Sutton and Stu Sutton as the team behind the sold-out Serenity Jomtien Villas. DDproperty now lists Serenity Jomtien Villas as a completed 2022 Pattaya project, although portal data differs on the exact unit count. This is useful evidence of a completed earlier scheme, but it does not by itself establish that Sonora uses the same legal entity, contractual protections or financial structure.
Segments and prices
The publicly documented focus is on large private pool villas at the upper end of the Pattaya residential market. Sonora Residence Chaknok has eight homes, with current listings showing roughly 620–900 sq m of internal area on plots of about 804–944 sq m. Asking prices visible at the time of review were approximately THB 29.5 million to THB 39.9 million. These are listing prices rather than verified transaction prices, so buyers should confirm the exact specification, furnishing package, payment schedule and inclusions for the selected villa.
Geography
The verifiable development history is concentrated in Pattaya, Chon Buri. Sonora Residence Chaknok is in East Pattaya/Nong Prue near Chaknok Lake, with multiple sources placing it about 300 metres from the reservoir, while Serenity Jomtien Villas is in the Jomtien area. We found no strong public evidence of a large multi-city portfolio, so the team is better assessed as a local Pattaya developer rather than a diversified national group.
Reliability and public record
There are two meaningful positives in the public record: industry coverage directly connects the named developers with Sonora Residence, and the earlier Serenity Jomtien Villas is visible as a completed project in the resale and rental market. Corporate transparency is still limited. We did not find a clearly documented public legal entity using the exact combined name “Rattikarn Sutton & Stu Sutton,” and portals attribute Sonora to different developer names. Sources also conflict on Sonora's completion status and delivery timing. The public record is therefore sufficient to confirm genuine development activity, but not sufficient to judge the legal seller, construction status or buyer protection for a specific villa without document-level due diligence.
What to verify
Before paying a reservation, obtain the full legal name and registration number of the entity that will act as seller and developer under the SPA, then match it against the Thai corporate registry. Check the land title holder, encumbrances, building permit, approved plans, actual construction stage, handover date, refund mechanics and delay remedies. Because public sources give conflicting completion information for Sonora, the status of the specific villa should be confirmed through documents and a site inspection rather than a portal label. Foreign buyers should also separate rights to the land from rights to the building: as a general rule foreigners cannot directly own Thai land except in narrow statutory circumstances, so the lawful land-use structure and ownership of the house need to be clear before signing. Finally, confirm where purchase funds are sent and how the receiving party relates to the landowner and the SPA counterparty.

Are Rattikarn Sutton and Stu Sutton the legal developer entity?
Public materials identify them as the developers or principals behind the project, but that is not the same as the company name in a contract. Sonora is also attributed to Stuart Sutton and Sonora Group on different portals. The exact seller and developer entity should therefore come from the SPA, corporate records and land documents, not from the marketing label.
Does the team have a completed Pattaya track record?
Yes. The clearest example is Serenity Jomtien Villas. REm Magazine linked Stu Sutton to Serenity Developments when that project launched, and its later Sonora coverage described Rattikarn Sutton and Stu Sutton as the team behind Serenity. DDproperty lists Serenity Jomtien Villas as completed in 2022. Buyers should still verify whether the current Sonora contracting entity has any legal continuity with the earlier company.
Is Sonora Residence Chaknok already completed?
Public portals do not agree. Lazudi marks the project as completed, while other listings show construction or later estimated delivery dates, and DDproperty itself displays inconsistent timing fields. The practical answer is therefore villa-specific: physical completion, permits and the contractual handover date matter more than a generic portal status.
Can a foreign buyer own a Sonora villa and its land freehold?
A foreign buyer should not treat a portal's “freehold” label as a complete legal answer. Direct foreign ownership of Thai land is generally prohibited, subject to narrow statutory exceptions. For a specific villa, the land right, the lawful structure for using that land and ownership of the building need to be checked separately. If a listing refers to company ownership, that structure also requires independent legal review and should not be treated as a universal route for a foreign buyer.
