Knight Frank described a 37-villa gated community with building footprints of roughly 232–560 sq m and developer asking prices of about US$1.6 million to US$3.8 million in H1 2023. Those figures are a dated market reference, not a current price list, so any purchase should be checked against the specific villa, inclusions and contract offered today.

The company’s documented residential project is in southern Phnom Penh along Hun Sen Boulevard, also known as Street 60m. This places Siha Property in the capital’s suburban landed-housing market rather than the central condominium segment. For a specific villa, practical access, surrounding development and nearby services matter more than a broad Phnom Penh location label alone.
Reliability and public record
Siha Property has better independent visibility than many small one-project developers: Knight Frank documented completion of Siha Residence, and PropertyGuru’s award archive confirms recognition of both the developer and the project in 2023. Awards, however, are not a substitute for transaction due diligence, and public evidence of multiple completed residential schemes under the brand is limited. The decisive checks remain the contracting entity, land title, payment terms and the completed property itself.
What to verify
The key issue at Siha Residence is that a detached villa with land is not governed by the same foreign-ownership framework as a strata condominium unit. Cambodia’s Constitution restricts direct land ownership to Khmer nationals or Khmer legal entities, so a foreign buyer should verify the exact seller and developer named in the contract, the land title and parcel attached to the villa, and the compliant ownership or long-term-use structure being offered. If the structure relies on a long-term lease, its registration, term, renewal, transfer and succession provisions should be reviewed before funds are committed.

Public sources do not provide the same clarity on a large portfolio of other delivered residential schemes, so the developer should be assessed on documented projects rather than assumed brand scale.
Can a foreign buyer own a Siha Residence villa and its land directly?
Not the land directly. Cambodian law reserves land ownership for Khmer nationals and qualifying Khmer legal entities. A foreign purchaser therefore needs a compliant structure for the specific villa, and the 70% foreign quota used for eligible strata units in co-owned buildings does not by itself solve the land-ownership issue for a detached house.
Are the US$1.6–3.8 million prices current?
Not necessarily. The range comes from Knight Frank’s H1 2023 report and reflects developer asking prices at that time. A current transaction should be based on the specific villa’s present price, inclusions, taxes and fees, payment schedule and any negotiated discount shown in the current offer and contract.
