Its second major undertaking is Song Saa Reserve near Banteay Srei: publicly announced in 2017–2018, it is still described by the official website in 2026 as a developing mixed-use destination combining residences, hospitality, landscape restoration and conservation programmes. This gives the group an unusually long operating record for the Cambodian market, but a completed resort and an evolving master development should be assessed as different forms of track record.

Segments and prices

Song Saa does not operate in the mass residential segment. Song Saa Private Island is an ultra-luxury resort product, while Song Saa Reserve offers large Banteay Srei Estate land plots for buyers who want to develop a private villa or commission a turnkey Song Saa-built home. The current official investment page lists plots of roughly 1,714 to 2,800 sq m and permits a built footprint of up to 40% of the parcel, but it does not publish a current asking-price schedule. Phase-two marketing in 2019 started at about US$65,132; that historical figure should not be treated as a 2026 price.

Geography

For Song Saa Collective, Phnom Penh is primarily the corporate-office location: the official site lists an address on Street 618 in Boeung Kok II, Tuol Kork. Its documented development footprint extends to the Koh Rong Archipelago off Sihanoukville, where Song Saa Private Island is located, and to Banteay Srei in Siem Reap province, where Song Saa Reserve is under development. Phnom Penh should therefore not be read as the location of the group's principal residential project.

Reliability and public record

Song Saa has a substantially deeper public history than most small Cambodian developers: its original resort has operated for more than a decade, while the group's activities are documented by international media, industry sources, Cambodian government publications and an active development programme in Siem Reap. B Corp certification and the long-running conservation foundation provide additional institutional signals, but they do not guarantee any specific transaction. The corporate structure also matters: historical Song Saa Private Island materials named Brocon Co., Ltd. as developer, while a 2024–2025 resort contract was entered into by Brocon Investment Co., Ltd. on behalf of Song Saa Private Island. Buyers should therefore verify the actual legal entity, land rights and contract for the selected asset rather than rely solely on the Song Saa brand.

What to verify

For a plot or villa at Song Saa Reserve, first identify the registered landowner and the exact legal entity acting as seller or lessor, then match those names against the contract and cadastral records for the parcel. The project's official investment page markets a 50-year perpetual lease for foreign buyers; under Cambodia's Civil Code, a perpetual lease term may not exceed 50 years, although a new renewal term of up to 50 years is legally possible. Marketing language describing foreign ownership as 'guaranteed' should therefore not be accepted without checking registration, renewal mechanics, inheritance, assignment and what happens when the lease ends. Buyers should also verify permitted land use, Song Saa Reserve building restrictions, access and infrastructure for the specific plot, mandatory charges, and which master-plan facilities already exist versus remain planned. Foreigners cannot directly own Cambodian land, so freehold land ownership should not be promised.

Is Song Saa Collective the same developer that built Song Saa Private Island?

Song Saa Collective now presents Song Saa Private Island as its first project, but historical transaction and development documents used Brocon companies. Sources from 2011–2014 identified Brocon Co., Ltd. or Brocon Investment Co., Ltd. as developer, and a later resort contract also uses Brocon Investment Co., Ltd. Song Saa is therefore better understood as the group and brand, while the legal counterparty for any particular transaction must be identified separately.

Is Song Saa Reserve completed?

There is no basis for treating the entire master development as complete. Song Saa's official website still describes Song Saa Reserve as 'in development' in 2026, although Banteay Srei Estate plots have been sold previously and the current investment page continues to market phase-two land. Buyers should distinguish the readiness of a specific plot and its infrastructure from the long-term master plan for the wider reserve.

Can a foreign buyer own land at Song Saa Reserve freehold?

No. Foreigners cannot directly own land in Cambodia. Song Saa Reserve itself markets a 50-year perpetual-lease structure to foreign buyers. Before paying, the buyer should verify the registered land title, the lessor, registration of the lease right and the rules governing renewal, assignment and inheritance; the word 'guaranteed' in marketing does not replace those documents.
