Unusual mainland format

The offer combines large private plots, a possible bespoke villa and a future resort environment in the rural Siem Reap region. It is a different product from a city condominium or a completed villa at Song Saa Private Island: the buyer gains a long-term country-living proposition while accepting an early stage and dependence on the wider master plan.

Controlled density

The published rules allow up to 40% built area and reserve 60% of each parcel for green space. Together with the Building and Environmental Codes, that may help preserve a low-density setting and a coherent neighbouring landscape. The protection is only as strong as the enforceable contract, so the current code and its approval mechanism need review before purchase.

Choice of product

Phase Two is marketed for the purchase of a single parcel or the combination of remaining lots, while the official offer covers both owner-led design and a four-bedroom Kulen Villa concept. This creates a choice between land for a tailored house and a more standardised residence, but construction cost, utilities and delivery must be supported by a separate specification and budget.

Defined ecological thesis

The Reserve is positioned around forest, lake and wetland restoration rather than resort aesthetics alone. The scale of the programme and its Living Community Challenge registration provide a framework against which a buyer can ask for targets, monitoring and governance. They do not by themselves prove that every phase has been funded or delivered.

About the project

Song Saa Reserve is Song Saa Collective's mainland project in Banteay Srei district, Siem Reap province. It is not Song Saa Private Island in the Koh Rong archipelago and it is not an inland phase of that operating island resort: the locations, products and delivery status are different. The Reserve is conceived as a large rural estate around Boeung Chhouk lake, combining residential land and private villas with hospitality sites, ecological restoration, education and cultural uses. Song Saa's current corporate website presents the island and the Reserve as separate projects and labels the Reserve “coming soon” in 2026. The appropriate way to read this page is therefore as a dossier on a phased master plan with an active land offer inside Banteay Srei Estate, not as a description of a completed resort.

The official vision covers 233 hectares of former agricultural land. The published master plan includes the Banteay Srei Estate residential zones, sites for independent hotels, a future 20-key Song Saa Retreat, land for several additional hospitality projects, a heritage and village centre, a gallery, a school, hospitality training, environmental education, a nursery and solar generation. That breadth separates it from a conventional gated villa compound: the proposed value is meant to come from the wider landscape, services and public-facing uses as well as each private home. Much of that programme, however, remains planned. A buyer should not price the land as though every hotel, wellness facility, shop, learning centre and leisure route were already operating.

The residential offer is most clearly defined through Banteay Srei Estate. The official website describes two phases and 33 plots across two locations within the Reserve. A market listing last updated on July 25, 2026 says Phase One is sold out and only four Phase Two lots remain, available separately or together. An older developer page referred to seven remaining plots, so the newer listing is the better indicator of current stock, although each parcel still requires direct confirmation. The investment page gives a public plot range of 1,714-2,800 sqm; a more recent social promotion uses 1,699-2,818 sqm. Those figures are kept separate rather than blended into an invented range.

Published controls allow a built footprint of up to 40% of a plot, leaving 60% as green space with native trees and shrubs. The project links approvals to its own Building and Environmental Codes: an individual design or a Song Saa-built Kulen Villa is expected to follow estate rules and receive approval before the formal building-permit process. That framework may protect the setting from uncontrolled neighbouring construction, but it also limits the owner's freedom over massing, materials and later alterations. Before reserving land, the buyer should obtain the current codes, the surveyed plan for the chosen parcel, access and utility specifications, and the actual approval pathway rather than relying on a general sustainability promise.

Kulen Villas are Song Saa's proposed house concept for a primary residence, second home or weekend retreat. The official description provides a principal suite plus three additional bedrooms, all en suite, together with living, dining and kitchen areas, a large pool and deck, and a roof terrace. Three material expressions are shown: brick, bamboo and reclaimed timber. The project's published floor plan totals 303 sqm across the listed functions. This is a design product within the Estate, not proof that completed villas are available in every finish or that a standard turnkey price and delivery date apply. Specifications, professional fees, infrastructure connections and construction milestones need to be tied to the buyer's contract.

Environmental work is presented as the organising structure of the master plan rather than landscaping added around homes. Official and specialist sources repeat a commitment to dedicate 40% of the property to forest and waterway restoration, including a one-million-tree programme and the rehabilitation of Boeung Chhouk lake and wetlands. Song Saa Reserve is also listed as Cambodia's first Living Community Challenge project. That describes registration and an intended performance framework, not a completed certification. A careful buyer will distinguish measurable obligations—plot boundaries, build ratio, enforceable design codes and registered rights—from a long-horizon ecological programme whose pace depends on capital, partnerships and phase delivery.

This is not an urban apartment with daily services at the door: transport, property care, security, estate management and access to future hotel amenities become part of the ownership decision. The scale and landscape may suit a buyer seeking a long-term country base or land for a tailored villa. Anyone looking for a finished, income-producing branded residence with a fixed opening date should treat the present stage as too early without further evidence.

In practical terms, Song Saa Reserve should be assessed in two layers. The first is what can be contracted today inside Banteay Srei Estate: a specific parcel, surveyed area, terrain, road access, utilities, title history, lease documents and construction rules. The second is the wider destination promised by the Reserve: hotels, wellness, community space, education, culture and a restored landscape. The land price should not automatically capitalise the full value of that future layer until an updated phase schedule and delivered scope are available. A sound purchase starts with present-day rights and obligations, not the attractiveness of the master plan: what is transferred now, which commitments are legally recorded, and who is responsible for financing and operating the next phase.
