Sunshine Community Real Estate Group
Sunshine Community Real Estate Group is currently marketed as the developer of Xanadu International Resort on Koh Rong Sanloem. Cambodia's official intellectual-property gazette, however, records XANADU INTERNATIONAL RESORT marks in real-estate and hospitality classes under the local entity KOH RONG SANLOEM RESORT SUNSHINE COUNTRY RESORT CO., LTD. This review did not find public corporate documents that clearly map that legal entity to Sunshine Community Real Estate Group, so buyers should distinguish the development brand from the company that actually signs the sale contract.

Overview
Track record
One Cambodian project is clearly verifiable: Xanadu International Resort. Sales material presents a 1,066-hectare master plan, with 399.1 hectares described as developable and 517 units planned for phase one; these figures come from project marketing and were not independently verified. The hospitality component now has a real operating footprint: Booking.com is taking reservations, while Agoda lists the property as newly built in 2026 with 37 hotel rooms. That supports operation of part of the resort, not completion of the entire master plan. No other completed Sunshine Community Real Estate Group developments were verified to a comparable standard.
Segments and prices
Xanadu combines resort real estate with a hotel-management model. Phase-one marketing includes detached villas, stacked villas, bungalows and sea-view apartments. In May 2026, public offers showed Princess G3 bungalows at about US$170,000–182,000 and G4 units at about US$238,000–246,000. These are prices from a specific marketing release rather than a universal price list for the whole phase. Marketing also promotes an 8% return for the first three years followed by a share of operating profit; buyers should treat that as a contractual claim to verify, not as an assured investment outcome.
Geography
The group's verified Cambodian footprint is tied to Koh Rong Sanloem, administratively part of Koh Rong City in Preah Sihanouk Province. The official XANADU trademark record gives the local entity's address as land parcel No. 1168 in Koh Rong Sanloem Village, while current hotel platforms place the resort around Clear Water Bay on the same island. This review found no well-documented network of Sunshine Community Real Estate Group developments elsewhere in Cambodia.
Reliability and public record
The project has evidence of real activity beyond a presentation-stage concept: an official Cambodian gazette connects the XANADU brand with a local company, and the hotel component is operating and taking bookings in 2026. Corporate transparency is still limited. Sales material describes Sunshine Community Real Estate Group as an international group with more than RMB 10 billion in assets, but this review did not independently verify that scale or a full delivered portfolio. The advertised master plan is also much larger than the hotel component currently evidenced as operating, so the status of the specific phase, property and infrastructure must be checked separately.
What to verify
Before reserving, obtain the full legal names of the seller and developer and document their relationship with both Sunshine Community Real Estate Group and KOH RONG SANLOEM RESORT SUNSHINE COUNTRY RESORT CO., LTD. For an island development, the land position is central: verify the registered owner of parcel No. 1168 and any other project parcels, whether the development relies on a long-term lease or concession, its remaining term, and whether the project company can lawfully grant the rights being sold. A foreigner cannot directly own Cambodian land, so a villa or bungalow buyer must understand exactly what is acquired — building rights, a long-term lease, a company interest or another lawful structure — and how that interest can be transferred, inherited or terminated. For apartments, separately verify co-owned-building registration, the individual strata title and available foreign quota. For the promoted 8% return, obtain the actual agreement and identify the payer, calculation basis, deductions, whether the obligation is unconditional, and what happens if construction is delayed or hotel occupancy underperforms. Payment routing, any escrow arrangement, construction approvals and the physical status of the exact phase should also be documented.
