The available evidence does not support treating it as a completely separate development that appeared independently from the older Sunshine project. The current listing calls the product an International Resort, uses the same Princess, Prince, Queen and King villa families, and points to the same island resort development now marketed as Xanadu International Resort and Sunshine Resort. For a buyer, the important distinction is therefore the product boundary: this dossier covers the live villa/resort offering, not every component of the island-wide master plan.
The continuity with the older Koh Rong Samloem Island development is unusually strong. Older Realestate.com.kh listings identify Sunshine Land Group as developer and describe a scheme combining villas, stacked villas, apartments and hospitality components. Newer Xanadu material names Sunshine Community Real Estate Group and again describes a 1,066-hectare master site, 399.1 hectares of developable land and a Phase 1 mix of detached villas, stacked villas and seaview apartments. The same site scale, product structure, island location and Sunshine branding make a coincidental match very unlikely. The larger number belongs to the published Phase 1 master plan: 19 detached-villa buildings, 15 stacked-villa buildings and two seaview-apartment buildings. By contrast, the current Realestate.com.kh profile lists 37 units, while Hotels.com also describes the operating Xanadu International Resort as having 37 rooms. That alignment suggests the Sonloem Villa page is tracking a narrower active or marketable villa/hotel inventory, whereas 517 describes the wider Phase 1 program. The registry therefore keeps 37 as the main figure and records 517 as broader master-plan context.
The current villa/resort component is best treated as completed in an operational sense. In 2026 Xanadu International Resort is bookable through Booking, Hotels.com and Trip.com, and Trip.com states that the resort opened in 2026. Current galleries show finished villas, pools, furnished interiors, landscaped grounds, a lobby and a pier rather than a construction site. This does not mean the entire 1,066-hectare development is finished. The wider master plan contains phased and planned elements, so the completed status in this dossier refers to the functioning villa/resort portion corresponding to the current sales profile and live hospitality inventory.
Princess Bungalow is the compact entry format. The current project profile describes lower and upper units with one or two bedrooms and approximately 59–72 sqm of internal area. A separate 2026 Xanadu sales sheet lists 18 Princess bungalows, split between 12 G3 and six G4 units, with public prices starting at $170,000 for G3 and $238,000 for G4. Realestate.com.kh also carries individual Princess offers around 60 sqm and 72 sqm. This is the clearest fit for buyers who want a smaller island unit while retaining a sea-view terrace, private-entry character and access to the resort environment.
Prince Villa A/B moves into a larger detached-villa format. Realestate.com.kh describes these as two-bedroom villas with roughly 180–193 sqm of built area, private pools, garden courtyards and broad ocean-facing frontage. A current Prince A listing shows a 320 sqm land plot, a 175 sqm garden and a 29 sqm pool, with a public asking price of $620,000. The 2026 Xanadu sales sheet identifies five Prince A and five Prince B units, with larger land plots published for Prince B. These figures belong to specific villa types and should not be converted into an implied average price per square metre.
Queen Villa C/D is positioned for larger household or group use. The current Realestate.com.kh profile describes three-bedroom, triple-key villas with built areas of 277–337 sqm, private pools and large terraces. A separate Queen listing on the same platform shows three bedrooms, four bathrooms, 277 sqm and an asking price of $1.12 million. The 2026 sales material identifies two Queen C and three Queen D units on plots ranging from roughly 740 to 929 sqm, with separate garden and pool areas. This is materially different from a compact resort unit and should be assessed as a substantial stand-alone villa product.
King Estate E/F also appears in the current Koh Rong Sonloem Villa description, but it needs a clear scale caveat. Realestate.com.kh references built areas up to 516.93 sqm, as many as six bedrooms and eight bathrooms, a pool of about 60 sqm and extensive private garden space; broader Xanadu materials also describe large King E/F plots with private beach areas. At the same time, the project summary at the top of the same REKH profile shows only one to three bedrooms and 59–277 sqm. The safest interpretation is that King types belong to the published product family but are not proven to be part of the same 37 units available at this moment.
Operating amenities are better evidenced by the live hotel platforms than by investment marketing. Hotels.com lists an outdoor pool, restaurant, bar/lounge, coffee shop, 24-hour front desk, concierge services, beach towels and umbrellas, beach volleyball, parking and Wi‑Fi. Trip.com also shows a restaurant, café, parking, transfers and completed common areas, although one part of its page conflicts internally on whether a pool is available; Hotels.com and current photography clearly support the presence of a pool. This dossier therefore uses tangible facilities and leaves out advertised guaranteed returns, appreciation claims and similar promotional language.
The property sits on the north-eastern side of Koh Rong Sanloem within Koh Rong City, Preah Sihanouk Province. Hotels.com places Xanadu by Clear Water Bay, describing Clear Water Bay as about a one-minute walk and Mphey Bay as about seven minutes on foot. Trip.com likewise describes the resort as being in a bay on the north-east of the island. Coordinates 10.62038, 103.31452 come from the current property marker used on the hotel booking map. This evidence is more precise than treating the property as being in Sihanoukville city simply because many portals group island listings under their Sihanoukville search category.
For that reason, the dossier does not assign the existing Sihanoukville classification to administrative levels it does not accurately represent. Current sources place the asset in Koh Rong City on Koh Rong Sanloem Island, within Preah Sihanouk Province. Those administrative levels are not available in the current classification list, so they remain unassigned rather than being matched to an approximate location. The full address line and mapped coordinates still provide enough evidence for geolocation and for downstream taxonomy matching.
The ownership proposition also differs from a standard urban condominium. Current Xanadu sales materials describe unified hotel management and the ability to place villas into hotel operations; some sales pages advertise fixed rental returns and a later share of operating profit. Those commercial promises are not treated as established facts here because they depend on the actual management agreement, SPA and unit-level terms. Before reservation, a buyer should review the ownership instrument for the specific villa, management contract, personal-use restrictions, operating-cost allocation, furnishing schedule, taxes and the mechanics for leaving or transferring any hotel-management arrangement.
Published payment terms are relatively straightforward: a $5,000 reservation, 30% on SPA signing and the remaining 70% over 12 months without interest, with a full-payment option also advertised. Even these terms need a unit-level reconfirmation because the current Realestate.com.kh inventory and broader Xanadu sales sheets were updated at different times and show different entry prices. For NovAsia, $170,000 is the appropriate lower published anchor, while the current REKH project profile is shown transparently at $175,000. This gives a useful public-market reference without implying that one specific villa is guaranteed at that price.
The identity conclusion is therefore two-sided. Koh Rong Sonloem Villa should not be created as an entirely independent new phase detached from Koh Rong Samloem Island, Sunshine and Xanadu: the evidence is stronger for a rename/continuation, with the old Sunshine Land Group project now appearing under Sunshine Community and Xanadu International Resort branding, and Sonloem Villa functioning as the current villa sales window. At the same time, the 517-unit Phase 1 master plan, the 37 live hotel rooms and the 37-unit sales profile should not be collapsed into one number.
