Track record

The Gateway is a completed mixed-use development on Russian Federation Boulevard. TA Corporation's official portfolio records construction commencing in May 2016 and completion in February 2021; the scheme comprises a 39-storey residential tower with 572 apartments, a 36-storey office tower with 299 units and a two-storey retail component. Realestate.com.kh also marks the project as complete, with apartments still being marketed in 2026. PropertyGuru's Cambodia awards have recognised The Gateway in both the Phnom Penh condominium and office categories. No second completed Cambodian project under TACC (C.R) Ltd. itself was reliably confirmed in the public sources reviewed.

The Gateway's residential component sits in the upper urban segment and includes one-, two- and three-bedroom apartments. The current Realestate.com.kh project page shows a 52 sq m unit at about US$167,000 and an 86 sq m unit at about US$266,000; its project pricing table gives indicative ranges of roughly US$170,000–200,000 and US$270,000–310,000 for those layouts respectively, while a larger 110 sq m type is shown as sold out. These figures relate to specific listings and a published project table rather than guaranteeing the price of any unit in 2026. Buyers should confirm the seller, net and gross floor area, level, orientation, furnishing, current charges and handover terms for the exact apartment.

Geography

TACC's verified development footprint in Cambodia is Phnom Penh. The Gateway stands on Russian Federation Boulevard in Phsar Depou I, Toul Kork, along one of the city's principal corridors between the central area and western Phnom Penh. No second TACC development in Sihanoukville, Siem Reap or another Cambodian city was reliably identified in the sources reviewed.

Reliability and public record

TACC has strong verifiable corporate disclosure and a completed large-scale asset: the company is reported in TA Corporation's financial statements, and The Gateway has been operating since 2021. Buyers should nevertheless take account of more recent events. In 2024, contractor MCCO (Cambodia) Co., Ltd. brought an approximately US$7.86 million claim against TACC relating, among other matters, to retention sums and progress payments. In October 2025, the Phnom Penh Court of Appeal varied an interim measure so that, instead of a cash security deposit, a provisional attachment applied to 25 units in The Gateway with an aggregate stated value of about US$8.37 million. Separately, in July 2025 TACC assigned sale or rental receivables attributable to certain Gateway units, valued at S$7 million, as part of the group's debt restructuring. This does not establish a problem with every apartment in the development, but it makes unit-specific legal verification particularly important. Parent company TA Corporation subsequently completed its restructuring process and resumed trading on the Singapore Exchange on 26 February 2026.

What to verify

Due diligence at The Gateway should start with the legal status of the selected unit rather than the building's general reputation. Obtain the ownership certificate for the exact apartment and verify the registered owner, contractual seller, mortgages, attachments and any other recorded restrictions. In light of TACC's proceedings with MCCO, specifically confirm that the apartment is not among the 25 units subject to the provisional attachment and establish whether it is one of the units whose sale or rental receivables were assigned under the group's restructuring. A foreign buyer should also verify the building's co-owned status and remaining foreign quota: Cambodian law permits foreigners to own private units above the ground floor, but aggregate foreign ownership is limited to 70% of the total floor area of private units. Current management charges, any outstanding unit-level fees, building rules and the documents required for title transfer should also be checked.
