TA Corporation's portfolio dates completion to February 2021, and Knight Frank recorded the office component entering the market in the second half of that year. Buyers can inspect the actual façade, common areas, lifts, noise environment, operations and selected unit rather than relying only on development-stage promises.

Legible unit sizes

Residential plans identify 39, 65 and 82 sqm net layouts for one-, two- and three-bedroom apartments. Office modules cover roughly 44–107 sqm net. The range supports meaningful comparisons between compact and larger spaces without merging residential and commercial area into one misleading number.

Visible boulevard address

The complex fronts Russian Federation Boulevard in Khan Toul Kork. It is not hidden inside a minor lane: the towers have strong presence on a major approach that connects western Phnom Penh and the airport direction with central districts. Actual turning access and peak-hour traffic still deserve an on-site test.

Separated functions

The residential and office towers follow different operating patterns, while the podium brings together retail, parking and shared infrastructure. That integration can be useful to an owner or company, but access rights, common-area use and the allocation of recurring costs must be confirmed for the specific unit.

About the project

The Gateway Cambodia is a completed mixed-use complex on Russian Federation Boulevard in Toul Kork. It should not be reduced to either a condominium or an office tower. The project combines a 39-storey residential tower containing 572 apartments, a 36-storey office tower with 299 strata-titled office units, and a two-level retail podium. That structure matters to a buyer because the same address contains two different products. Homes and commercial suites have different operating patterns, documentation, fit-out questions, running costs and tenant pools, even though they share the identity of one development.

The developer is identified as TACC (C.R.) Ltd, the Cambodian development vehicle associated with TA Corporation. TA Corporation's completed-project portfolio gives February 2021 as the completion date. Its 2021 annual report described The Gateway as substantially completed and moving into handover, while Knight Frank recorded the office component among the Grade A strata-office buildings newly completed in the second half of 2021. This dossier therefore uses 2021. Several property portals still display 2020, and that discrepancy is kept visible rather than blended into an unsupported compromise date.

The physical address is 110 Russian Federation Boulevard, Sangkat Phsar Depou I, Khan Toul Kork, Phnom Penh. Russian Federation Boulevard is one of the capital's major east-west approaches, linking the airport direction and western neighbourhoods with the central business districts. The practical value is more specific than a broad CBD label: the building has strong road presence, direct vehicle access and a position between the established residential fabric of Toul Kork and the denser commercial core. A buyer should still test access at the hours that matter, because journey time, turning movements and peak congestion can be more important than straight-line distance.

The residential tower has three core layouts documented in the project's published plans: a one-bedroom apartment with 39 sqm of net area, a two-bedroom apartment with 65 sqm net, and a three-bedroom apartment with 82 sqm net. These are plan-labelled areas rather than estimates. The one-bedroom plan keeps the kitchen and living area compact and gives the bedroom a balcony. The two-bedroom layout separates a master bedroom from the second bedroom and provides two bathrooms. The three-bedroom layout is the most family-oriented option, with three separate sleeping rooms, a shared living and dining zone and two bathrooms.

The office tower creates a separate ownership and leasing market within the same development. The architect and developer describe 299 strata-title office units. Published typical-floor plans show modules ranging broadly from about 44 to 107 sqm net, with the mix changing between floor bands. A smaller module may suit a compact professional team that values an owned business address; larger configurations can accommodate open workstations, private rooms, meeting space and reception. Due diligence should go beyond size and floor: power capacity, air-conditioning hours, visitor control, parking rights, signage rules, fit-out approvals, fire-safety obligations and any ability to combine adjacent suites can materially affect usability.

Residential and office users meet at the podium, but they should not be assumed to share one identical operating environment. Project materials list a swimming pool, wading or children's pool, Jacuzzi, gym, yoga room, function room, reading area, BBQ pavilions and lounge for the residential component. The office facilities are described separately and include conference or function spaces and support rooms. Retail and food-and-beverage space occupy the lower podium levels. Sources also report 645 car spaces and 79 motorcycle spaces; the right attached to a particular unit must be verified, including whether parking is allocated, licensed, shared, time-limited or subject to separate management rules.

Because The Gateway is already operating, a buyer can inspect an existing asset instead of relying on a sales render. That shifts the diligence agenda. For an apartment, the useful questions concern the actual fit-out, evidence of water ingress or wear, road and plant noise, orientation, view, lift performance, utility billing and the management record. For an office, add occupant density, internet and mobile reception, guest access, renovation hours, building services and the practical suitability of the suite for the intended business. A visit at more than one time of day is far more informative than a single guided viewing.

Public pages retain launch-period prices and promotions, but those figures are not a sound common starting price for a completed mixed-use property in 2026. Available stock may include developer-held units, assignments, secondary resales, fitted offices and furnished apartments in very different condition. This dossier therefore does not publish an artificial headline price. Comparisons should be like for like: same use, net area, floor, condition, outlook, legal status, parking rights and recurring charges. The availability, price and terms for a selected unit need to be confirmed with a specialist at the time of enquiry.

Ownership is described across marketing sources with terms such as freehold, hard title and strata title. Those words should not be treated as interchangeable substitutes for the documents of a particular unit. Before payment, the buyer should verify the registered unit title, owner and signing authority, encumbrances, boundaries and authorised use, management arrears, the transfer of any parking or storage rights, and the current rules of the complex. A completed building removes much of the construction-stage uncertainty, but it does not replace legal, technical and financial checks on the individual apartment or office.

The clearest reason to consider The Gateway is not that it suits everyone, but that it offers two legible property formats within one established address. The residential tower serves buyers seeking an urban apartment with shared facilities; the office tower serves companies and investors assessing compact strata-office ownership on a prominent boulevard. The retail podium supports daily use, yet it cannot by itself guarantee customer flow or investment returns. A sound decision rests on the selected unit, its documents, observed building operations and a current market comparison—not on launch-era promises.

It is the most family-oriented option, although 82 sqm still requires disciplined furnishing and storage.
