In September 2024, Cambodian outlet Sabay also described ThaanJaya as the company behind the Chulassa project and confirmed its Road 6A location in Prek Leap. We did not find a separately verified list of earlier completed residential developments or a public notice confirming full handover of Chulassa Estate as of 27 August 2026.

Chulassa Estate sits in the high-end landed-housing segment. The official project page presents five house formats — Chulassa Villa Classic, Chulassa Villa Luxury, The Manor, The Grange and The Estate — with four or five bedrooms, four to seven bathrooms and multiple parking spaces depending on the type. We did not find a current official public price list, so pricing should be obtained for the specific house together with the land-plot size, specification, construction stage and payment schedule.

Geography

The verified development footprint is in Phnom Penh's Chroy Changvar area. Chulassa Estate and Chulassa Park are located along Road 6A near the second bridge in Prek Leap; the official website provides the sales-gallery coordinates and describes the site as roughly 12 km from the city centre. Local outlet Sabay independently confirms the same National Road 6A location between the Mekong and Tonle Sap river corridors.

Reliability and public record

ThaanJaya has an active official website, a physical sales gallery and a development that appears in Knight Frank's independent Phnom Penh landed-housing research. That supports the company's genuine market presence and the existence of Chulassa Estate, but it does not provide a long delivery history: the verified public track record is still largely centred on one major residential project. We also did not find recent independent confirmation of full project completion or broad handover as of 27 August 2026. Due diligence should therefore focus on the actual stage of the specific house, permits, land documents and contract terms rather than marketing claims about quality or future value.

What to verify

For a Chulassa Estate purchase, first match the full legal seller named in the contract with ThaanJaya Properties Co., Ltd., the registered landowner and the beneficiary of each payment. Because the product is landed housing, a foreign buyer should pay particular attention to the land-title number and type, parcel boundaries, encumbrances and the lawful structure through which rights to the house and use of the land are granted: foreigners cannot directly own land in Cambodia, and nominee arrangements should not substitute for a legally verifiable structure. Also obtain the construction permits, confirm the actual readiness of the selected house, review the contractual handover date and delay remedies, and distinguish facilities already delivered from those that remain part of the Chulassa Estate and Chulassa Park concept.
