Koh Pich is a master plan, not one residential neighbourhood
OCIC describes Koh Pich as a 100-hectare satellite city whose development began in 2006. Its official plan combines offices, commercial buildings, hotels, exhibition facilities, housing, an international school and future retail and entertainment projects (OCIC Group, Koh Pich profile, checked 22 July 2026). The same “Koh Pich” label therefore does not guarantee the same street conditions, surroundings or building audience.
Before comparing units, identify the micro-location of the actual entrance: a bridge approach, school route, event and office cluster, river edge, villa area or future construction site. Ask for a pinned entrance, current photographs of the surroundings and a dated list of announced works on adjoining plots.
Who it suits
Useful for buyers narrowing the catalogue to Koh Pich / Diamond Island and comparing the currently linked projects; suitability must still be assessed project by project.
Advantages
Koh Pich can suit a household whose work, school or regular errands already lie on the island or in the south-east of central Phnom Penh. Larger developments, wider roads and a concentration of newer buildings provide a different setting from older dense streets. The benefit still depends on the tower, permanent entrance and which facilities are actually open.
Test the journey at morning and evening peaks, walk to the services you expect to use and review guest-access rules. Events, temporary road controls and bridge traffic may affect daily life more than a small difference in straight-line distance.
Trade-offs
Residential towers, offices, retail, entertainment venues, construction sites and quieter streets sit within the same island. Check evening noise, lighting from public spaces, event traffic, dust and the possibility that a neighbouring plot will alter the view.
In a mixed-use development, obtain the access, lift and parking plan, the cost-allocation rules and responsibility for generators, pumps, façades and public areas. A newer urban setting does not prove that the selected building is well operated.
Transport
No route, distance or commute-time claim is confirmed at location level; verify each project against the buyer’s actual destinations and dated map data.
The eastern connection does not remove route risk
The 824-metre-long and 24.5-metre-wide Koh Pich–Koh Norea Bridge officially opened on 15 November 2023, linking the island toward Koh Norea and Chbar Ampov (Cambodia Ministry of Information, 13 October 2023; Ministry of Public Works and Transport, 7 November 2023). It created an eastern route, but it does not establish one reliable commute time to the city centre, a school or an office.
Before reserving a unit, test your own journey during morning and evening peaks, on a major event day and after heavy rain. Record the bridge used, door-to-door time, ride-hailing pickup point and entry bottlenecks; these observations determine whether the exact building works for your routine.

Tenant profile
The island label does not establish one tenant audience. Match the apartment to the likely resident’s routes, household size, lease term and budget. For an operating building, request anonymised leases, move-in dates, payment evidence and vacancy history. For an unfinished project, do not transfer demand from a neighbouring tower without adjusting for format and completion date.
Separate headline rent from the owner’s cash position after service charges, management, repairs, furnishing and vacancy. Without that evidence, a demand statement remains an assumption.

Treat a river view and an empty plot as variables
OCIC states that further shopping centres, commercial buildings, condominiums and entertainment facilities are planned for Koh Pich (OCIC Group, Koh Pich profile, checked 22 July 2026). An undeveloped plot, open horizon or current traffic level is therefore not evidence that the surroundings will remain unchanged.
Before paying a view premium, photograph the view from the exact unit, ask to see adjoining plots on a current plan and separate approved or announced developments from marketing concepts. Unless the SPA protects the view in explicit and measurable terms, do not build its permanence into a resale or rental valuation.
Drainage must be checked building by building
The World Bank’s Cambodia Country Climate and Development Report 2023 identifies built-up areas of Phnom Penh as notably exposed to flood hazards. This does not prove that every Koh Pich building floods, but it also means that a blanket “the island does not flood” claim should not replace specific to the project evidence.
Ask the developer or management team for records of basement water ingress, pump maintenance, the location of generators and electrical rooms, outages and insurance claims during heavy rain. Inspect the lowest parking level after rainfall; for an off-plan building, request finished-floor levels and the protection strategy for critical equipment.

Can I choose a project simply because it is on Koh Pich?
No. The official 100-hectare master plan combines housing, offices, hotels, exhibition uses and future commercial development (OCIC Group, checked 22 July 2026). The island name is only a first filter; the decision should turn on the project’s status, management, unit documents, parking, adjacent construction and real routes.
Check event pressure at the exact façade
Official Koh Pich City materials list an exhibition centre, wedding halls, Koh Pich Hall and recurring festivals, conferences and public events. A street can therefore function very differently on an ordinary weekday and during a large event; an island-wide conclusion is not useful for a particular apartment.
Visit the building on a normal weekday, during an evening event and at the weekend. Check noise with windows open and closed, ride-hailing pickup, service access, visitor parking and the continuity of the walking route; ask the building manager about temporary closures and the calendar of major nearby events.
