The buildings can be inspected in use, but the legal sale and management structure of the exact villa still requires independent verification.
Several independent accommodation and property listings place the project in Phum Mout Peam, Makprang Commune, Tuek Chhou District, Kampot Province. The official site describes the setting as a slope on Phnom Kamchay overlooking durian plantations, the Kampot River, the town and, in suitable conditions, the sea. This is a rural hillside location north of central Kampot rather than a walkable town address. The appeal comes less from dense urban amenities than from the relationship between the site, architecture and landscape. The official accommodation catalogue currently shows several two- and three-bedroom homes. Damnak Chantrea and Damnak Veyo are presented as two-bedroom villas of 268 sqm. Damnak Kiri and Damnak Veyo-Soriya have three bedrooms and 318 sqm, while Damnak Soriya has three bedrooms and 397 sqm. Separate sales pages also show the one-bedroom Damnak Raksmey. Names and inventory do not match perfectly across the hospitality site and sale listings, so the public catalogue should not be treated as a complete list of homes available for purchase. The exact floor plan, land area, built area, cadastral record and furniture schedule should be requested for each lot.
A consistent internal programme appears across the villas: air-conditioned bedrooms, living and dining areas, a fitted kitchen, terrace, parking and a private pool. Official pages list refrigerators, rice cookers, induction hobs, kettles, cookware, tableware and dining furniture. This supports self-contained stays, but the published inventory describes hospitality operation and does not guarantee that every item transfers with a sale. The purchase agreement should include a signed inventory, the condition of appliances and responsibility for replacement.
Amaya already operates as a homestay community. Its official material offers breakfast, private dinners, barbecues, yoga and meditation on request, arranged transport, boat trips, kayaking, quad biking and other experiences. An existing operating team is useful because a buyer can observe actual service rather than a future concept. It is not evidence of investment returns. No public owner-management agreement, operator fee, revenue split, personal-use allowance, seasonal occupancy record, reserve fund or exit procedure was found. Any passive-income proposition should be assessed from the contract and the actual history of the selected home.
The central legal question is land and transaction structure, not the finish of the villa. These are landed homes, so a foreign purchaser cannot apply the strata-title logic of a condominium. Due diligence must identify the legal seller, landowner, title type, plot boundaries, permitted use, encumbrances and a lawful ownership or control structure. It must also establish whether the offer is a property sale, a long lease, a company interest or another contractual product. A reservation based only on marketing material would be premature before an independent Cambodian lawyer reviews the title and management documents.
Amaya is a medium-documentation project. Its strong official website and detailed villa pages are balanced by limited public disclosure of the development entity, total inventory, phases, sale prices and legal structure. That does not make the project unsuitable, but it shifts the analysis to the exact lot. A sound process is to visit the operating property, compare the available homes, obtain a complete legal package and model management, maintenance, utilities and vacancy costs separately.
Use case has a material effect on the value of each home. For private holidays, buyers should focus on privacy, bedroom layout, weather protection for terraces and secure storage between visits. For commercial operation, the priorities shift to guest capacity, cleaning efficiency, furniture wear, pool safety, staff access and a clear owner-use calendar. The same villa may work well for a family but less effectively for group stays, or the reverse. Comparison should therefore cover circulation, acoustic separation, storage, laundry arrangements and access for maintenance teams, not only area and bedroom count.
A technical survey should go beyond finishes. In addition to the roof, electrical systems, water supply and air conditioning, it should review pool and terrace waterproofing, ground movement, cracks, retaining walls, storm-water channels, wastewater arrangements, water pressure and backup power. Tropical conditions make timber treatment, insects, ventilation of closed rooms and the repair history after wet seasons especially relevant. Maintenance logs and past invoices can reveal the real cost of ownership more reliably than a promotional budget.
Ownership economics must separate lifestyle use from commercial operation. Published nightly rates indicate market positioning, not an owner's net return. Platform commissions, staff, cleaning, breakfast, utilities, marketing, taxes and repair reserves may all be deducted. A high advertised rate does not prove year-round occupancy. A credible model requires monthly performance for the exact villa, achieved average rate, cancellations, length of stay and the operator's complete deduction schedule. Without that evidence, the property is better assessed as a lifestyle asset than as a promised income product.
