Why this project is worth a look
Only 17 residences
The current project site and CBRE both identify six villas and eleven suites. That small count is a real product characteristic and helps separate the residences from misleading portal data that appears to include hotel rooms.
Operating resort next door
The neighbouring Veranda Resort Phuket operates within Marriott's Autograph Collection, so the hospitality component can be inspected today. Access and services are not necessarily free; the residential site explicitly notes that fees apply.
Physical product is ready
VRANDA said in July 2026 that the development was ready for handover and transfers were starting. Buyers can now inspect the exact residence and completed common environment rather than relying mainly on renders and construction promises.
Two legal products
A condominium suite and a villa require different ownership checks. Foreign-quota availability is central to a suite purchase, while a villa requires the building and underlying land rights to be reviewed separately.
Southeast-coast trade-off
Panwa–Ao Yon offers a quieter coastal setting than Phuket's west-coast entertainment belt. That can be the reason to buy here, but it also means routine journeys should be tested against the buyer's actual school, work and leisure pattern.
About the project
Veranda Villas & Suites Phuket is easier to understand once the residential project is separated from the hotel next door. The current project website describes a collection of only 17 private residences: six pool villas and eleven pool suites. CBRE uses the same split. That matters because several property portals carry legacy or scraped figures that appear to fold hotel inventory into the residential scheme. A buyer should therefore treat 17 as the current project count, not the 159-unit figure seen on some listings. The small scale is meaningful in practical terms: this is not a resort condominium with hundreds of interchangeable apartments. The suite and villa components are also legally different products. Suites follow a condominium route, while villas bring land and building rights into the transaction. For an international buyer, that distinction is more important than the shared branding or the fact that every residence is marketed around private-pool living.
The project has a traceable corporate structure rather than an anonymous developer label. Veranda Group is the public-facing developer brand, while the original project brochure names VL Phuket Co., Ltd. as the project owner. Veranda Resort Public Company Limited's investor-relations timeline records that the group renamed the relevant subsidiary to VL Phuket Co., Ltd., increased its registered capital to THB 20 million and began construction of Veranda Villas & Suites Phuket in 2023. The brochure places the construction start in July 2023. That corporate trail is useful due-diligence context, but it should not be mistaken for a substitute for transaction documents. A buyer still needs the exact seller entity, the title or condominium ownership document for the selected residence, payment instructions and the agreements governing access to resort facilities to line up. The last point is particularly relevant because the residential scheme and the neighbouring hotel share a service ecosystem without being the same asset.

As of September 2026, the project can reasonably be treated as completed rather than off-plan. A July 2026 announcement carrying comments from VRANDA's chief executive said the development and its facilities were ready for handover and that ownership transfers would begin in July. Older public records tell a messier story. FazWaz labels the scheme completed in March 2025, DDproperty shows 2023 on its project card, and the 2023 brochure originally targeted Q1 2025 for the suites while linking villa completion to the individual sale-and-purchase schedule. Those dates should not be averaged into a synthetic completion date. They likely reflect different milestones, old expectations or portal data quality. For today's buyer, the useful conclusion is that the physical product is available to inspect and transfers are underway; the exact legal completion or transfer date of a chosen residence should come from that residence's documents, not a portal badge.
The setting is Cape Panwa–Ao Yon on Phuket's southeast coast, with the project addressed on Ao Yon–Khao Khad Road in Wichit, Mueang Phuket. This is a different lifestyle proposition from the island's west-coast resort belt. Panwa is quieter and more residential in feel, while Patong, Kamala and Bang Tao concentrate far more nightlife, beach clubs and tourist-oriented retail. The official site sells the hillside and sea-facing position, but the practical question is whether that quieter geography suits the buyer's routine. The project benefits from beach access through the resort environment and the adjacent Veranda Resort Phuket, yet regular trips to central Phuket, international schools or west-coast venues can make a car part of daily life. On an island where travel times move sharply with traffic, commute testing is more useful than relying on straight-line distance. The coordinates used here place the residences beside the resort complex rather than somewhere generically within Wichit.
The suites are unusually large by Phuket condominium standards. Current CBRE listings on DDproperty show a two-bedroom, two-bathroom condo of about 142 sqm at THB 29.5 million and a three-bedroom, three-bathroom condo of about 160 sqm at THB 30.6 million. FazWaz also carries a 186.05 sqm two-bedroom unit at THB 32.5 million, marked as foreign quota. These are second-home-sized residences rather than entry-level holiday apartments, and the private-pool positioning reinforces that distinction. Villa data needs more care. In late September CBRE advertised a three-bedroom villa with 675 sqm of floor area and a 197-sq-wah land plot at THB 117.5 million, while FazWaz displayed a four-bedroom villa with 1,059.64 sqm of indoor area and a 1,425.20 sqm plot at the same asking price. The figures may describe different villas or use different area conventions; without the selected unit plan and title, there is no sound reason to force them into one standard specification.
Foreign ownership is therefore a two-track question. For a suite, the relevant route is condominium ownership. The 2023 project brochure said the suite land would be registered as a condominium after construction, and current brokerage listings market individual suites as freehold condos. Thailand's official public information states that foreign ownership in a registered condominium is capped at 49% of the total building area. A foreign buyer still needs confirmation that quota is available for the specific unit and that the condominium juristic person can issue the documentation required for transfer. A villa is different. A listing marked 'freehold' can describe the property being sold without resolving whether a foreign individual can own the underlying land. Direct foreign land ownership is generally restricted, apart from narrow statutory exceptions. The title, ownership of the building, and any lease or other lawful structure therefore have to be reviewed as separate parts of the villa transaction.
The resort relationship is one of the project's clearest practical advantages. The current residential website lists 24-hour security, a lobby and drop-off area, a beach pool and swimming pool, beach access, fitness facilities, a pool deck and a kids' club. Veranda Resort Phuket, part of Marriott's Autograph Collection, operates next door. That is more tangible than a brochure promise of future hotel services because the hospitality asset is already operating. At the same time, ownership does not mean every hotel service is included. The project website flags that fees apply, and the original brochure separated residential common charges from hotel facility and caring charges under different agreements. Buyers comparing this project with a conventional condominium should therefore ask for the current service menu, fee schedule and contractual access rights. The lifestyle benefit may be real, but it comes with a cost structure that needs to be visible before the purchase price is treated as the whole ownership budget.
The lowest visible asking price at the end of September 2026 is THB 29.5 million for the 142 sqm two-bedroom condo offered by CBRE on DDproperty. That is a useful market anchor, not a project-wide price list. It says nothing by itself about developer stock, incentives, transfer expenses or whether the unit remains available when a buyer is ready to reserve. A July 2026 company statement said more than THB 550 million had been sold, close to 70% of a project value above THB 823 million, leaving four residences at that point. By late September DDproperty showed three active sale listings. Those numbers cannot be reconciled into an exact current stock count: portal listings are not an inventory ledger, and they can include resale, stale or selectively marketed units. The sensible approach is to use public listings to understand the price band and then confirm the exact residence, seller and terms immediately before reservation.
For owner-occupation or second-home use, the proposition is straightforward: very low residence count, generous floor areas, private pools and an operating resort next door in a quieter corner of Phuket. An investment case requires more discipline. None of the primary material reviewed here provides a contractual rental-yield guarantee, so third-party yield calculators should not be treated as project performance. A rental buyer needs to know whether the intended letting model is permitted for the selected residence, who manages it, what commission and hotel-service charges apply, and what net income remains after recurring costs. Exit liquidity also deserves realistic expectations. With only 17 residences, every resale can differ materially by view, layout, legal structure and condition; there is too little same-project turnover to lean heavily on averages. Veranda Villas & Suites Phuket may appeal precisely because it is scarce, but scarcity does not remove the need to price and document the individual asset carefully.
Ownership format
The suites follow the condominium route: a foreign buyer may hold a condo unit freehold within the statutory foreign quota of up to 49% of the building area, provided quota remains available and the selected unit's documents support the transfer. Villas need a separate land-and-building review: direct foreign land ownership in Thailand is generally restricted apart from narrow statutory exceptions, so the structure for a specific villa must be checked against the title and sale or lease documents.
Home types & sizes
A current CBRE listing on DDproperty dated 29 Sep 2026. It is marketed as a freehold condo; a foreign buyer still needs unit-specific confirmation that foreign quota is available for transfer.
CBRE was marketing this configuration through DDproperty in September 2026. It is useful as a post-completion market example rather than an old off-plan price point.
FazWaz lists this unit under foreign quota. It shows how widely suite sizes can vary even within the same bedroom count, so floor plan matters more than the label alone.
Major portals show materially different bedroom counts, floor areas and plot sizes for the villas. Those may be different homes, but the selected villa plan and title should be matched before any specification is treated as definitive.
The official site does not publish a current full matrix for all 17 residences. The cards above use verifiable configurations from active late-September 2026 listings. Villa specifications vary materially between portals, so the selected home's plan, plot and title documents should take precedence over any project-level summary. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 29.5M in a current CBRE listing on DDproperty dated 29 Sep 2026. This is a lower open-market asking anchor, not a universal project price; the exact residence, availability and transaction terms need to be rechecked.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A second-home buyer who wants a very small residence count, generous space and a private pool without giving up access to an operating resort environment.; An international suite buyer comfortable with checking foreign-quota availability and condominium documents for the exact unit rather than relying on a generic 'freehold' label.; A family that prefers Panwa–Ao Yon's quieter southeast-coast setting and resort facilities to walking access to the west coast's nightlife and beach-club scene.; A high-budget buyer who evaluates the individual view, layout, ownership structure and full annual carrying cost rather than judging the project mainly by a headline price per square metre.; An owner who expects to use the residence personally for meaningful periods and treats rental income as an optional use case rather than a guaranteed return.; may not suit: A buyer with a budget materially below THB 29–30M; current visible suite inventory begins around that level and villas sit far above it.; Someone who wants the dense west-coast mix of beach clubs, restaurants and nightlife immediately outside the project.; A foreign buyer expecting to take direct personal ownership of a Thai villa and its land without a separate lawful land-and-building structure review.; An investor whose purchase only works with a fixed or guaranteed yield; no contractual rental-return guarantee was found in the primary project material reviewed..

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The current official site and CBRE show 17 residences: six villas and eleven suites. The 2023 brochure described six villas and twelve suites. Public material does not explain why one suite disappeared; the current official 17-residence configuration is used in the core fields.
- FazWaz labels the project completed in March 2025, while VRANDA said in July 2026 that the project was fully ready and transfers were beginning. The development is completed now, but open sources do not support one precise legal completion date for every residence.
- Current villa listings disagree on bedroom count, house area and plot size. Those figures should not be treated as a single project standard until the selected villa's plan, title and contract have been matched.
