The two core layouts are unusual enough to be worth reading carefully: the four-bedroom, four-bathroom version is listed at 280 sqm of usable area, while the three-bedroom, three-bathroom version is listed at 310 sqm. Those are the published project figures, not an estimate. Resale homes may have been extended, reconfigured or renovated, so the original type is useful for orientation but should not replace the floor plan and measured condition of the villa actually being sold.

The compound sits on Soi Ao-Yon Khaokhad in Wichit, Mueang Phuket, on Phuket's eastern side around Ao Yon and Cape Panwa rather than in the west-coast resort belt. Project profiles describe a hillside setting with sea and mountain outlooks. That should be treated as a characteristic of the setting, not a guaranteed view covenant for every home: vegetation, neighbouring buildings and the position of an individual villa all matter. Several property databases give the same road approach from Route 4129 into Soi Ao Yon-Khao Khad, which makes the project identity and neighbourhood clear even though the house number is not consistent across databases.

The live resale market is thin, which is normal for a ten-home estate. As checked on 30 September 2026, FazWaz showed one villa for sale at THB 28.5M and one long-term rental at THB 120,000 per month. The sale listing is a four-bedroom, four-bathroom home with 280 sqm of indoor area, two storeys, a private pool and a 604 sqm plot. These are asking terms for one home, not evidence of a project-wide transaction price. With only one clearly current sale listing, it would be misleading to infer a reliable valuation range, rental yield or expected appreciation from the advertised figures alone.

A 2006 completion date also means technical due diligence matters more than the project's original design story. Buyers should understand what has been renewed in the specific property: roof and waterproofing, pool equipment, electrical systems, water supply, air-conditioning, doors and windows, drainage and external finishes. A house that has been systematically upgraded can present very differently from one that has had only cosmetic work. The public project pages do not provide a common refurbishment standard, so the age of the estate should trigger a property-level inspection rather than a blanket assumption that the villas are either 'old' or 'fully renovated'.

Shared amenities are limited and easy to understand. Current project profiles confirm 24-hour security and CCTV. The main lifestyle facilities belong to each villa itself: a private swimming pool and private parking. There is no evidence of a large resort-style amenity programme with extensive communal leisure facilities. That can suit an owner who values a private home over a serviced compound, but it also means the condition and servicing of the pool, garden and house systems become part of the individual property's operating reality rather than something a large clubhouse programme absorbs.

The current sale listing also provides a useful, but property-specific, running-cost reference. It shows a common-area fee of THB 2,800 per month for that 280 sqm villa, while the project page expresses the charge as THB 10 per square metre of indoor area. That should not be assumed to apply unchanged to every resale or future period. A buyer should ask for the current fee schedule, what it actually covers, who collects it and whether the selected owner has any arrears. Private-house costs such as pool servicing, garden care, air-conditioning and repairs sit outside that simple project fee, and the available sources do not support a single reliable all-in ownership budget.

Ownership needs to be read at villa level, not from a generic project badge. PropertyScout labels the project tenure as freehold, but that label does not separate ownership of the building from rights over the underlying land. The current U82782 listing describes both villa and land ownership as Thai ownership and names the land document as Nor Sor 3. That is useful evidence for that particular resale property, yet it does not establish one legal structure for all ten homes. A foreign buyer should therefore verify the building right, land right, registered owner, encumbrances and any lease terms against the documents for the selected villa rather than relying on a portal's project-level tenure label.

The original developer is the main unresolved identity point. FazWaz currently lists the developer as N/A. InDreams groups the estate under the Two Villas Group brand, which is useful as a historical lead but is not a primary development document. Hipflat attaches Morning Sas Co., Ltd. to the project address, while open company information shows that entity was registered after the development had already been completed. On that evidence, assigning a legal developer name would create more certainty than the sources support. For a completed resale, the practical due-diligence focus shifts toward the current seller, land and building records, estate management and any outstanding obligations.

The source set also contains two data-quality traps. First, Hipflat's Thai-language description gives the historical plot figures in square wah, while some English mirrors reproduce the same numbers as square metres. Rather than convert or choose between them, the original plot sizes are omitted from the unit cards. Second, public databases use both 40/11 and 40/16 on Soi Ao-Yon Khaokhad. The road, subdistrict and district are consistent, but the exact house number and pin for a chosen villa should be matched to its title and sale documents. These are small details until money is being transferred; at that point they become part of confirming that the paperwork and the physical property are the same asset.
