Bangkok housing launches fell sharply in Q1 while transfers increased
The Real Estate Information Center (REIC) published its Q1 Bangkok and vicinity report on 22 June. The figures point to a cautious development pipeline at the start of the year, alongside stronger activity in completed ownership transfers.
Developers pulled back on new launches
REIC recorded a 31.1% year-on-year drop in the number of housing units launched during Q1 2026. The combined project value of those launches was down 10.4% from the same quarter a year earlier. The wider supply data were mixed rather than uniformly weak. Residential land-allotment approvals fell to 13 projects covering 2,645 units, down 58.1% and 44.3% respectively. Housing construction permits, however, edged up 0.6%, with permits for low-rise homes rising 28.4% year on year.
For buyers, the useful conclusion is that developers were more restrained about bringing new stock to market in that quarter. It does not establish a shortage across Bangkok or a broad fall in prices; both would require more specific evidence by location, property type and price band.

Transfer activity moved in the opposite direction
Registered housing ownership transfers increased 10.5% by unit count from Q1 2025, even as their total value fell 2.8%. That combination shows that transaction activity by number of transfers was improving while the new-launch pipeline was contracting.
The 2.8% decline in aggregate transfer value should not be interpreted as a 2.8% fall in home prices. A change in the mix of condominiums, houses, districts and price ranges can move the total value even when comparable-property prices behave differently. Someone evaluating a purchase still needs evidence from the relevant submarket rather than a metro-wide aggregate.
Q2 data already show a different market mix
The June report remains useful as a snapshot of the first quarter, but newer official data now provide an important update. In REIC's Q2 report published on 18 September, new-launch unit numbers were 0.8% higher year on year, although the value of those projects was 25.4% lower. Ownership transfers increased 29.6% by unit count and 15.9% by value.
That makes the Q1 contraction in launches a period-specific signal, not a safe description of the whole of 2026. For a purchase decision, the current position of the relevant district and property segment matters more than treating one quarterly statistic as a market-wide verdict.
