Thailand’s housing market composite index fell to 70.2 in Q1 2026
The June 24 release followed a Q4 2025 reading of 74.0. REIC said the broader housing market remained under pressure from high household debt, cautious mortgage underwriting and a large stock of unsold homes, which encouraged developers to slow new launches and focus on clearing existing inventory.
A market-condition gauge, not a home-price chart
REIC designed the composite measure to condense several demand and supply indicators into one national market signal. Its methodology describes a quantitative index built using a geometric-mean approach, so the reading is fundamentally different from a condominium price index or an average transaction price.
Buyers and investors need to keep those measures separate. A score of 70.2 does not tell you how much a Bangkok condo changed in value, whether a Phuket villa is overpriced, or what a particular development should sell for. Those questions require local evidence on transactions, available stock, sales velocity and competing properties.
Housing indicators did not all move in the same direction in Q1. REIC’s separate nationwide market report showed growth in completed ownership transfers while several measures linked to future supply fell sharply. The composite index is meant to capture that broader mix rather than elevate one data series into a verdict on the whole market.
This also explains why the index is useful as context but weak as a stand-alone buying signal. It can show that the national market is under strain even when a specific city or segment behaves differently.

The Q2 composite reading is still pending
As of September 22, REIC has not yet published the Q2 2026 composite index. Its official release calendar schedules that update for September 28.
More recent REIC reports covering Q2 and the first half of 2026 already contain newer underlying supply and demand data, so the 70.2 figure should be treated as a confirmed snapshot of Q1 rather than a description of conditions today. For a current property decision, the national index is best used alongside the latest evidence for the exact location and housing type being considered.
