Bangkok's new-home and condo price indexes moved in opposite directions in Q2

On 7 July, Thailand's Real Estate Information Center (REIC), part of the Government Housing Bank, released separate Q2 indexes for new housing developments and new condominium units currently for sale in Bangkok and its vicinity. The figures make it difficult to describe the market with a single headline about prices rising or falling.

The new housing index was lower year on year but edged up from Q1

REIC put the Q2 new housing development price index at 131.2 points. That was 0.9% below the 132.4 recorded a year earlier. Compared with Q1 2026, however, the index increased by 0.2% from 130.9.

The difference is important when reading the trend. The year-on-year comparison still shows a decline, but the latest quarter did not extend that decline. Buyers looking at landed housing therefore need to separate the longer annual movement from the smaller quarter-to-quarter change.

New condominium prices increased on both comparisons

The new condominium price index reached 161.7 points in Q2. It stood at 159.1 a year earlier, giving a 1.6% annual increase, and at 160.7 in Q1 2026, making the quarter-on-quarter rise 0.6%.

For someone choosing between a house and a condominium, the split is more useful than a market-wide claim about Bangkok property prices. The REIC series cover new units that are currently for sale; they are not a record of the final prices paid in every registered transaction. They are best used as a benchmark for the direction of a segment, alongside a comparison of similar properties in the specific location being considered.
