The building has operated since 2021, so the decisive questions are observable rather than hypothetical. A viewing can test corridor noise, lift waits, parking speed, pool condition, management standards and the actual outlook. The remaining work shifts to unit-level due diligence: title, seller authority, unpaid fees, alterations and foreign-quota eligibility.
Ninety-nine homes
A single high-rise with 99 residences offers a different daily rhythm from the area's mass-market towers. The finished-building review counted seven homes on typical floors, which should keep lift and amenity demand relatively contained. Low density is not a guarantee of silence or good governance, but repeated visits make the real occupancy pattern easier to judge.
Layouts with character
Standard apartments, 4.5-metre lofts, true two-level duplexes and five penthouses sit under one roof. A buyer can move from a compact city base to a family-scale home without leaving the project. These formats must be compared by function rather than headline area because stairs, mezzanines, ceiling voids and bathroom placement materially affect usable space.
Amenities above ground
The pool, gym, children's room, work facilities and music room are spread across dedicated levels, keeping them away from most residential corridors. For a 99-unit scheme, the package is meaningful rather than token. The counterweight is operating cost: pool systems, lifts and automated parking deserve maintenance-record and budget scrutiny.
Connected, not rail-front
Soi Chan 44 links efficiently to Charoen Krung, Sathorn and the expressway, and the building sits close to Chan Road. Saphan Taksin BTS is still roughly a kilometre away. That trade-off can suit drivers and households tied to local schools or offices, but a rail-first buyer should test the last mile in Bangkok weather before deciding.
About the project
Altitude Symphony Charoenkrung is a completed residential condominium on Soi Chan 44 in Wat Phraya Krai, Bang Kho Laem. It sits in the part of Bangkok where the Charoen Krung riverside fabric meets the Sathorn office catchment: close enough to use central-city schools, hospitals and workplaces, yet embedded in an older neighbourhood rather than a tower district built around a rail station. Completion in 2021 changes the buying exercise materially. A purchaser can inspect the actual lobby, lifts, automated car park, pool deck, management standards and sightlines instead of relying on renderings or a promised completion date.
The project is unusually small for a Bangkok high-rise. There is one tower and 99 homes. Altitude's current project page and FazWaz describe 22 storeys, while the original statutory advertising disclosure and a finished-building review describe 21 above-ground floors plus four basement parking levels. That appears to be a counting convention rather than evidence of two buildings, but the registered floor number of any unit should be checked against its title and sale agreement. The completed-building review reported seven homes on typical residential floors and eight on each loft floor. In practical terms, this is a lower-density proposition than a 400- or 800-unit city condominium, though privacy still depends on the exact corridor and lift relationship.

The building is only about 30 metres inside Soi Chan 44 from Chan Road, so access is straightforward by local standards. It is not, however, a doorstep-BTS development. Property platforms place Saphan Taksin station at roughly one kilometre; most residents will treat the final leg as a short taxi or motorcycle-taxi connection, particularly in heat or rain. Drivers have several useful routes toward Charoen Krung, Charoen Rat, Sathorn and the expressway. A sensible viewing should include the weekday journey at the hour the buyer actually travels, because a short line on a map says little about Chan Road traffic or the approach to Sathorn.
The unit mix is one of the building's strongest practical distinctions. Standard one-bedroom homes start at 30.01 sqm, two-bedroom plans run from 61.90 to 73.66 sqm, and a duplex format is documented at 95.62 sqm. Loft homes range across one, two and three bedrooms, while two- and three-bedroom penthouses extend to 147.95 sqm. Floors 3–4 contain the 4.5-metre-high lofts; standard apartments and duplexes occupy floors 5–17; the five penthouses are on floors 19–21. Buyers should study the plan rather than the label. A loft with an open mezzanine, a two-level duplex with entrances on both levels and a single-floor penthouse solve very different family and privacy needs.
Amenities are distributed vertically through five principal levels. The ground floor contains reception and the main lobby. The second floor has a business lounge, children's room, work area and meeting room. A covered panoramic pool occupies the 18th floor, the gym and music room are on the 21st, and the roof provides an open viewing area. Parking is automated across four basement levels; the developer states approximately 83% parking provision, and the completed-building review recorded two EV charging points. That is a substantial amenity and parking package for 99 homes, but a buyer should still test the parking process, ask how resident spaces are allocated and review maintenance records for the mechanical system.
Current supply is a blend of resale homes, rentals and possibly residual developer stock. The lowest public sale listing found on 25 August 2026 was THB 4,671,700 for a 30.14 sqm one-bedroom home. Other major platforms showed entry points closer to THB 4.98–5.40 million. These figures should not be averaged: floor, outlook, fit-out, quota, seller urgency and unit condition all change the number. The lowest listing is useful as a market anchor, not as a promise that an equivalent foreign-quota home remains available when an enquiry is made.
DDproperty classifies the condominium as freehold, and live FazWaz stock includes units labelled Foreign Quota as well as Thai Quota. For a non-Thai buyer, that distinction is decisive. Foreign individuals may register condominium ownership in their own name only while total foreign-owned saleable area in the building remains within the statutory 49% ceiling. Due diligence should therefore include the unit title, encumbrance search, a current foreign-quota confirmation from the condominium juristic person and the required evidence of funds. A project-level freehold label does not make every advertised home eligible for foreign ownership.
Operating costs and house rules require a fresh building-level check. A May 2023 completed-building review recorded a common-area fee of THB 80 per sqm per month and a sinking-fund contribution of THB 1,000 per sqm, but neither should be treated as current without confirmation from the juristic office. The same review described fitted kitchens, wardrobes and sanitaryware in the original delivery; resale contents now depend on the individual seller. PropertyScout also says pets require juristic-office permission. Early marketing mentioned concierge and a two-kilometre shuttle, yet services can change after handover, so the current rules, accounts and on-site operation carry more weight than the launch brochure.

Ownership format
The condominium is presented as freehold. A foreign buyer may register a unit in their own name only within the building's foreign quota, capped at 49% of total saleable floor area. Quota availability must be checked for the chosen unit before contract and transfer; Thai-quota stock should not be assumed to be available to a foreign buyer on the same basis.
Unit types & sizes
The natural entry point for one person or a couple. The range covers both compact homes around 30 sqm and a roomier 39.35 sqm plan, so floor, outlook, furnishing and quota status matter as much as size.
A family-oriented single-level option without an internal staircase. Nearly 12 sqm separates the smallest and largest plans, making storage, kitchen arrangement, bathrooms and window placement important comparison points.
A true two-level home with access possible on both floors rather than a simple open mezzanine. It can separate shared and private life well, although the stairs and dual-entry arrangement should be tested against the household's needs.
Lofts occupy floors 3–4 with a documented 4.5-metre ceiling; the finished-building review counted 16 in total. One-, two- and three-bedroom versions exist, some with an extra multipurpose area. Their lower position makes a unit-specific view check essential.
