Investment objectives and constraints in Bali
A sound decision fits on one page: what you need, how much time and money you will give the scenario, and when the answer becomes ‘no’.
How do you write an investment brief that actually helps screen properties?
Do not compile a wish list. Record the constraints that can change the decision: horizon, personal use, reserve, dependence on income, tolerable delay and record requirements.
The short answer
Split one page into facts, assumptions and stop conditions. Facts concern you and your money; assumptions concern future use; stop conditions state what must be true before reservation or a material payment.
1. One purpose can have priority
‘Live in it, rent it and sell quickly’ is not a strategy until you know which item wins in a conflict. Personal use can reduce rental dates; a wish for a quick exit may not fit a long construction horizon.
Choose a primary objective and a secondary one that must not undermine it. This does not make the selection for you, but it prevents accepting an asset that is good only on a secondary criterion.
2. Assumptions need names
Do not hide an assumption inside a number. If future cash flow depends on an operator, season, launch date or ability to use the asset, say so. Beside it, note what supports it: an agreement, dated statistics or nothing yet.
BPS Bali provides dated statistical context, not confirmation of one asset’s result. It can sit in the folder as external context, but cannot become a promise of occupancy or return.

3. Stop conditions save time and money
A stop condition is not anxiety and it is not a universal red-flag list. It is your advance decision not to proceed without a clear address, comparable agreement version, explanation of parties, payment map or rights record.
The national rights-and-registration framework and OSS for activity are useful here because they help name questions that should not be closed by one line in a presentation. Applicability to the asset still requires exact records.

4. Test the brief against one real offer
Take not the best offer but the first one that is sufficiently clear. Mark each line of the brief: confirmed, assumption, unknown or conflict. You quickly see where evidence is required and where the offer simply does not fit.
If the table cannot be completed without guessing, the next step is to request a record, not to add confidence to an assumption.
Decision steps
- Write one page
Purpose, horizon, money, use and stop conditions, without sales language.
- Label assumptions
Separate records, statistical context and an unproven idea.
- Test an offer
Mark each line confirmed, open or inconsistent with the scenario.
- Pause in time
If a stop condition is triggered, request evidence or do not proceed.

FAQ
Does the brief need a return number?
It can be an assumption when it has a source and period. One number does not replace a scenario, costs, horizon and asset review.
Does a stop condition mean the property is bad?
No. It means that with your objectives and risks, you cannot proceed without evidence or a change in terms.
