Bali property data: coverage and gaps
A data gap is neither a reason to postpone a question forever nor an invitation to fill it with a guess. It is a specific request that needs to be directed to a source, seller or the asset's records.
What is present in open sources, and what is not?
The reviewed set contains provincial economic and tourism indicators, plus public navigation of spatial-planning layers. It does not contain one transparent database that simultaneously covers completed transactions, verified asking prices, rents, costs, rights and permits for every Bali property. These are different types of data and cannot be fused into one ‘market number’.
The short answer
Open official sources are useful for context and for locating the correct planning layer. They are inherently incomplete for a transaction: the decisive coverage has to emerge at the level of the chosen address, records and contract terms. If that is missing from a data set, do not draw a conclusion; turn the gap into a list of records and questions.
Evidence scope
- Checked on
- 2026-10-15
- Established
- Provincial macro and tourism context, plus the levels of planning instruments.
- Not established
- One asset-level database covering prices, transactions, rent, costs, rights and permissions.
A field's presence is not yet quality
Even if a table has a price, you still need its date, currency, area basis, included costs, right type, stage and source. Even if a map exists, you need to know whether the layer applies to the exact address. ‘Data exists’ and ‘data is fit for a decision’ are different statements.

Translate a gap into a request
No dated price: request a documented offer and date. No right: request the title or contract structure and parties. No planning answer: request the exact address and applicable record. No costs: request the list and period. No comparable transactions: do not replace them with advertising; keep that as unknown.
How to update a conclusion
Keep the source link, check date and exact statement it supports. When a new address record appears or a BPS series updates, one specific point changes rather than the entire story. That keeps a decision checkable instead of turning it into a bundle of old impressions.

Decision steps
- Step 1
Name the missing fact, not a general worry.
- Step 2
Classify it: market, address, right, planning, costs or contract.
- Step 3
Assign the appropriate source or record.
- Step 4
Set the date on which the answer must be current.
- Step 5
Do not draw a conclusion until the answer is received.
