NovTourism and stay demand in Bali
An arrival number sounds like a ready-made investment argument because it is easy to picture. Yet between a visitor reaching the island and a night in one asset lie accommodation type, territory, dates, booking channel, price and permitted use. Good statistics do not erase that distance; they make it visible.
What does BPS actually measure?
BPS’s July 2026 monthly release publishes international arrivals to Bali Province and room-occupancy indicators for star-rated and non-star-rated hotels for that month. A separate BPS table gives numbers of classified hotels, rooms and beds by regency/municipality for 2025, with its own statistical notes. These are two different measurements: visitor movement and the hotel sector within stated frames.
The short answer
Official data confirms that BPS measures visitor flow and hotel accommodation in specified periods and categories. It does not create one ‘stay demand’ figure for every villa, apartment and long-stay tenant in Bali. Tourism is therefore useful as context, not as ready-made proof of a single asset’s calendar, rate or income.

How to apply this when choosing an asset
Use tourism as a question for the asset, not an answer on its behalf. If an offer is sold through ‘high demand’, ask for its own base: which periods are comparable, what accommodation type and territory are involved, which records support bookings or operating facts, what is included in the gross figure and what has been deducted. If that data is unavailable, the BPS context remains useful; it simply does not substitute for the missing asset table.
The boundary of stay statistics
This package contains no comparable open sample of private villas and apartments with verified rates, bookings, vacancy, costs and net results. It also reaches no conclusion about a particular asset’s permitted use. One tourism month and an annual classified-hotel table do not become a forecast for the next season or an investment appraisal.
