Property registry and official records in Bali
A registry is useful not because it gives one word, “yes”. It helps connect a particular asset to a particular record on a particular date — and see what that record still does not answer.
Which records are needed before commitment?
Start with the precise asset: address, identifiers, description of what transfers and transaction version. Then separate sources: land or right records, building records, planning records and contract materials. Indonesia has official electronic certificate-checking and SKPT procedures; Bali's TARUBALI provides access to spatial documents but expressly says its maps do not replace enacted records and official maps. These sources complement one another; they are not interchangeable.
The short answer
Request the source official record or its prescribed check result, link it to address and right, record the date and separately state what the document does not confirm. Do not turn a screenshot, seller PDF or interactive map into a final conclusion. Before the next payment, every key mismatch should be either documented or become a hold condition.

- Indonesia provides electronic certificate-checking and SKPT procedures.
- TARUBALI digital maps do not replace official records.

- Right, approval, record completeness or suitability of a particular asset.
One address, one version of the asset
A registry cannot be checked from a project name or photograph. Before requesting records, create an identity sheet: address, village or area, parcel number or other known identifier, stated area, right, current holder and transaction version. If offer and records differ, do not choose the prettier version; record the mismatch.
A check is not a screenshot
Official electronic procedures show that certificate checking and SKPT have a defined form and time of issue. Ask not only “is there a certificate?”, but which check result is supplied, by whom, when and for which identifier. An electronic certificate is a recognised registration form, but a private copy does not remove the need to check its link to the current official record.

A map is a question, not an answer
TARUBALI is useful for finding RTRW/RDTR documents and seeing what should be clarified for an address. The portal itself sets a boundary: digital data and visualisation do not replace the legal status of enacted documents and official maps. Use a map to form a precise address-specific request, not to promise permitted use or approval.

A mismatch is a working result
When address, area, holder name, right term or document status differs across sources, do not smooth it over. In a table, record every version, its source, date and the document that should explain it. Until explained, add it to agreement or payment hold conditions. That turns review from a search for a green tick into fact management.
Decision steps
- Step 1
Create one-asset identity sheet.
- Step 2
Request the source document or official check result with date.
- Step 3
Separate land, building, planning and agreement layers.
- Step 4
Compare identifiers, addresses, people and dates across sources.
- Step 5
Turn unexplained mismatches into hold conditions.
