How to read Bali property returns

A percentage becomes useful only when its numerator, denominator, period and omissions sit beside it.

What should you ask when a presentation says “12% return”?

Do not argue with the number itself. Ask to break it into income, period, costs, personal blackout dates, operator fee, taxes and entry cost. If some lines are unknown, the result should not be a prettier estimate but a list of missing records.

The short answer

Gross yield shows a rough relationship between stated revenue and price. Net yield is more useful, but only if every cost is named. Cash flow answers a different question: what remains after actual payments in a specific period. None of the three is a promise.

1. First name the question the number answers

‘Gross yield’ normally means stated income for a period divided by price. It does not show what remains for an owner. ‘Net yield’ attempts to include costs, but becomes a shop window if the cost list is short or part of it is described as ‘as applicable’.

Cash flow does not need to look attractive. Its strength is that it shows dates and actual payments: when money arrived, when it left, which payments are one-off and what happens if the asset cannot be rented for part of the period.

2. The formula should be readable, not impressive

For gross yield, write: stated annual revenue ÷ the price chosen as your denominator. For net yield: (revenue − listed costs) ÷ the same denominator. For cash flow: receipts minus actual payments for the selected period. This is a learning frame, not a ready valuation of an asset.

Do not substitute zero for an unknown fee, tax, repair or vacancy. Zero is a fact. When a cost is unknown, leave the field open and show how its absence changes the answer.

3. Market context is not substituted into an asset model

BPS Bali publishes dated tourism and hotel-occupancy indicators. This helps show that seasonality and accommodation type matter. But provincial hotel statistics do not confirm the rate, occupancy or rental right of a particular villa.

Where a scenario assumes management or commercial use, check it separately. OSS describes a risk-based licensing framework, but a general screen does not grant approval for a chosen address.

4. A good model ends with a question, not a verdict

Compare two scenarios: one with the full cost list and one with the lines not yet confirmed. If a decision changes because of one uncertain line, that line is the next item to verify, not a reason to round the result.

Before a reservation, a folder of input sources is more useful than one final percentage. Then an expert can review a particular asset instead of debating a sales table.

Decision steps

  1. Label the metric

Gross, net or cash flow — and for which period.

  2. Show every line

Income, costs, denominator and unknown fields side by side.

  3. Test the weak case

Change vulnerable inputs, not one attractive percentage.

  4. Request confirmation

Rights, operator terms and asset records — before commitment.

What to check

0 / 4

Personal preparation notes, not confirmation of legal review.

FAQ

Can two assets be compared by gross yield alone?

Only as a first filter. For a comparison to help a decision, both assets need the same period, denominator and list of excluded costs.

Why not use an average occupancy rate from a public source?

Because category, address, management terms, available dates and permitted use may differ. Public statistics provides context, not an input for a particular asset.
