Furniture and household appliances in Phnom Penh are best bought through different channels depending on the product. Major appliances are usually safer through a large retailer, official distributor or seller with local service and spare parts. Ready-made furniture is easier to judge in a showroom. Built-in wardrobes, kitchens and unusual sizes can work well through a workshop, but only with drawings, material samples and staged payment.
The price on the shelf or product card may not include delivery to the apartment, lifting, assembly, old-appliance removal, extra installation materials or a second visit by a technician. A cheaper appliance can become more expensive if warranty support is unclear, the installation is poor or the model is hard to repair in Cambodia.

Where to buy appliances and furniture
Phnom Penh has general retailers, appliance chains, brand distributors, furniture showrooms, local manufacturers and social-media sellers. The key question is not whether you can save a few dollars, but who will be responsible if the item is damaged, wrong, defective or difficult to install.
For appliances, large chains and official brand channels are usually the first places to check. KFour sells a wide range of electronics and appliances and provides delivery and customer support channels. AEON Cambodia combines department-store retail and online shopping for household goods and electrical items. For specific brands, look for the local authorised distributor or service partner. GGear, for example, works with LG appliances in Cambodia. Such channels are usually easier for confirming origin, warranty and service.
For ready-made furniture, showrooms allow you to inspect materials, comfort and finish. International and local retailers such as Ashley and Ordinaire are examples of showroom channels. For non-standard sizes, local manufacturers and workshops can be useful; Beyond Furniture, for example, produces furniture in Phnom Penh and works with residential packages. Smaller workshops can also do good work, but many have limited formal service systems.

The more expensive or installation-dependent the product is, the more important post-sale responsibility becomes.
Prepare before going to a store
Start with measurements. A sofa may fit the living room but not the lift. A refrigerator may fit the niche but lack ventilation space. A washing machine may block access to the drain.
Measure the whole route:
- building entrance;
- lift door and cabin;
- stair width and landings;
- apartment entrance;
- internal doors;
- room niche;
- socket, water and drain position;
- door-opening clearance;
- building delivery rules.
Photos with a tape measure are more useful than “about 80 cm.” For built-in furniture, insist on an on-site measurement by the supplier. A kitchen or wardrobe made only from numbers sent by chat carries a high risk of error.
Ask building management about delivery hours, service-lift booking, protection of lift walls, contractor registration and any deposit for damage to common areas. Some condominiums do not allow large items through the main lobby.
Tenants should check the lease. Installing a large built-in wardrobe, drilling tiles, moving sockets or replacing appliances may require the owner's written approval. Unauthorised changes can affect the security deposit.
Choosing major appliances
Refrigerators, washing machines, air-conditioners, water heaters and televisions are multi-year purchases. Check the exact model index, serial number, origin, warranty and service availability.
Two similar-looking appliances may be intended for different markets. This can affect warranty, spare parts, manuals and authorised repair.
Ask the seller to confirm:
- exact model code;
- whether it is new or display stock;
- warranty provider;
- warranty start date;
- local service centre;
- spare-part availability;
- installation requirements;
- delivery and installation inclusions.
For a rental apartment, a simple mainstream model can be better than a premium rare model. Tenants value reliability and fast repair more than advanced features. A high-end appliance does not automatically raise rent, but repairs can raise the owner's costs.
Air-conditioners: the unit price is not the installed price
In Phnom Penh, air-conditioning is often basic infrastructure, not a luxury. But the quoted price for the indoor and outdoor units may exclude a large part of the final installation.
Before ordering, get written answers:
- how many metres of copper pipe are included;
- cost per extra metre;
- whether the bracket is included;
- where condensate drains;
- whether a drain pump is needed;
- who drills the wall;
- who seals the opening;
- whether vacuuming and commissioning are included;
- who fixes leaks after installation.
Capacity should be chosen by room size, sun exposure, ceiling height and glass area. A unit that is too weak will run continuously; a unit that is too large may cool unevenly and dehumidify poorly.
In a condominium, the outdoor unit location is controlled by building rules. You cannot freely attach it to any facade area. Incorrect condensate drainage can flood a neighbour's balcony or stain the facade, leading to forced reinstallation.
Refrigerators and washing machines
A refrigerator needs ventilation space according to the model's manual. Do not force it tightly into a niche simply because the body fits. Poor ventilation can reduce performance and may affect warranty if the installation violates manufacturer requirements.
Check door swing, drawer clearance and access around the unit. After transport, the seller or installer should explain when the refrigerator can be switched on. Generic internet advice is less reliable than the specific model instructions and knowledge of how it was transported.
For washing machines, check floor level, transit bolts, water supply, drainage and access to the filter. Transit bolts must be removed during installation and kept for future moves. A vibrating machine should be levelled properly; a mat does not fix incorrect installation.
High-load appliances should not be run permanently through a cheap extension lead. Socket, grounding and circuit load should suit the appliance. If sockets heat up or breakers trip, call a qualified electrician before adding more equipment.
Furniture for a tropical climate
Humidity, heat and sun affect timber, veneer, glue, fabric, leatherette and metal fittings.
“Solid wood” is not enough information. Ask about the species, drying, construction and finish. Poorly dried timber can warp or crack. Solid timber can still be badly made if wide panels are built without accounting for movement.
MDF and particle board vary widely. The issue is often not the material alone, but exposed edges and contact with water. Sink cabinets, kitchen plinths and wardrobes on exterior walls need sealed edges, ventilation and protection from persistent damp.
For upholstered furniture, check frame, foam density, removable covers and fabric cleanability. Light fabric can look beautiful in a showroom and fail quickly in a rental apartment. Low-quality synthetic leather can peel in heat.
Metal parts should be inspected around welds, screws and feet, where rust often starts. Balcony furniture should be sold as outdoor-suitable. A normal indoor wooden table under a roof still suffers from humid air and sideways rain.
Ready-made versus custom furniture
Ready-made furniture can be inspected and delivered quickly, but dimensions are fixed. In a small apartment, a few centimetres can affect circulation and door opening.
Custom furniture is useful for ceiling-height wardrobes, kitchens, awkward niches and rental packages. But you are buying a promise, not a finished product. The written specification matters more than promotional photos.
For a kitchen, wardrobe or full furniture package, fix:
- measured drawing;
- door, drawer and shelf layout;
- material of visible and hidden parts;
- panel thickness;
- colour and sample;
- hardware brand or grade;
- countertop type;
- appliance openings and ventilation;
- production timeline;
- installation process;
- defect correction.
Colours should be confirmed with a physical sample where possible. “Light oak,” “beige” and “same as photo” leave too much room for disagreement.
Avoid full payment before installation unless the transaction has another strong protection mechanism. A common structure is deposit, mid-stage payment and balance after installation and inspection. The exact proportions vary, but the final payment is often the buyer's main practical leverage.

Most custom-furniture disputes are not about whether the seller promised to “do a good job.” They come from different interpretations of material, colour, size, hardware and when payment becomes final.
Delivery: what is included in the price
“Free delivery in Phnom Penh” may mean delivery to the building, not to the apartment. Lifting without a service lift, long carries from parking, assembly, unpacking, box removal and a second visit may be extra.
Send the seller the exact address, floor, lift information and photos of difficult access points. Ask for written confirmation of included delivery and installation.
Agree on a date and time window. “Tomorrow afternoon” is not enough if you need to reserve a service lift or be present for owner approval. Ask whether the driver calls in advance and who is responsible if the slot changes.
Do not sign before inspection. Ordinaire's published policy, for example, warns that once delivery is signed without remarks, later claims for visible damage, scratches, dents, breakage or wrong items may not be accepted as warranty issues. That is one seller's policy, but it illustrates a wider risk: a clean signature often means external condition was accepted.
Inspect in good light. For furniture, check corners, fabric, glass, seams, legs, stability, drawers and model. For appliances, check box, body, screen, accessories, model and serial number. Photograph damage before the courier leaves and write it on the delivery note.
Keep packaging until initial testing is complete. Some returns require original packaging.

Delivery and installation are different services. Carrying a washing machine into the bathroom does not mean connecting water, checking drainage and levelling the machine. Delivering an air-conditioner does not mean correct commissioning.
The installer should state what materials are included and what warranty applies to the work. Manufacturer warranty may not cover damage from poor installation.
After installation, test the appliance while the technician is present:
- washing machine fills and drains without leaks;
- air-conditioner cools, does not vibrate and does not drip indoors;
- water heater has safe connection and no leak;
- refrigerator is stable and lights work;
- TV powers on and screen is intact.
Ask for manuals, warranty card, installation receipt and any removed transit parts. Photograph concealed pipework before it is covered. For built-in appliances, photograph services before panels are fitted.
How to read warranty terms
“One-year warranty” is incomplete. Warranty can be from the manufacturer, local distributor, shop or installer. It may cover parts but not labour, compressor but not electronics, or diagnosis but not transport.
Before buying, confirm:
- who provides the warranty;
- start date;
- whether paper warranty card is needed;
- whether electronic invoice is enough;
- service location;
- call-out fee;
- who transports large items;
- whether labour and parts are included;
- diagnostic timeline;
- exclusions.
Serial numbers in documents should match the appliance. Photograph receipts because thermal paper fades.
Cambodia has a consumer protection law and rules on unfair contract clauses. They are relevant to consumer sales and standard terms, but documents still matter. Keep the model, date, promised terms, photos, messages and defect history.
Returns and exchanges: do not assume a European model
Do not assume that any item can be returned within a universal cooling-off period simply because you changed your mind. Store policies differ. Some allow exchange of standard stock if labels and condition remain intact. Others restrict return after assembly. Custom orders are often much harder to cancel.
Ask before payment:
- Can the order be cancelled before delivery?
- Can a non-defective item be returned?
- Who pays return transport?
- What happens after assembly or installation?
The answer should be in the invoice, store policy, website or written chat, not only spoken.
A defect is different from a change of preference. If the wrong model, wrong colour, broken item or non-functioning product arrives, document it immediately and ask for a remedy as a defect or incorrect fulfilment.
How to inspect furniture in a showroom
Open and close drawers and doors. Check gaps, hinges, back panels and stability. Sit on chairs and sofas as you would at home.
For a sofa, remove cushions if possible and inspect seams, zippers and the underside. Ask what the frame and filling are made of. A very soft seat in a showroom may collapse quickly in daily use, but extremely hard foam is not automatically better.
For mattresses, lie down in your usual position, not just sit on the edge. Ask about construction, firmness, exchange conditions and base requirements. Mattress warranty often depends on use with a suitable bed frame and absence of stains.
For wood furniture, inspect edges, underside and inner surfaces. That is where cracks, uneven finish, insect damage or cheaper core material are easier to see. Strong chemical smell is not proof of danger, but it is a reason to ask about finish and ventilation before putting the item in a child's room.
Online and social-media purchases
Social media is a normal sales channel in Phnom Penh, but product cards can disappear, sellers may not issue invoices and photos may show a different item.
Before transferring money, check the business name, physical address, page history, photos, reviews outside the page and after-sale contact. A video call from the showroom or workshop is more useful than ten promotional images.
Your order record should state model, colour, size, quantity, price, delivery, assembly, timeline and warranty. A screenshot of a photo is not a specification.
Cash on delivery reduces the risk of the seller disappearing, but it does not solve quality problems if the courier refuses to wait for inspection. Agree on inspection before payment.
Second-hand furniture and appliances
Second-hand buying is safer for simple items that can be inspected easily. Soft furniture, mattresses, refrigerators and air-conditioners carry more risk.
For sofas and mattresses, check smell, stains, mould and insect signs. A cheap contaminated sofa can lead to cleaning or pest-control costs for the whole apartment.
For appliances, ask age, reason for sale and repair history. Test the unit where possible. A refrigerator cannot be fully evaluated in a few minutes. An air-conditioner requires careful removal and reinstallation; a poor removal can damage the system.
Include transport, installation and lack of warranty in the real price. For expensive items, consider technician inspection before payment.
Furnishing a rental apartment
A rental apartment should survive cleaning and tenant turnover. Delicate fabrics and rare appliances raise repair costs without always increasing rent.
Priorities are usually:
- good bed and mattress;
- blackout curtains;
- practical storage;
- work desk and chair;
- durable dining table;
- reliable refrigerator;
- washing machine;
- simple kitchen equipment.
Do not overfill a small apartment. A crowded room looks cheaper and is harder to clean.
Ask the property manager which brands are easy to repair locally. A mainstream model with available parts may be better than a rare premium appliance.
Create an inventory with model, serial number, condition and photos. Keep warranties and receipts with the owner or manager, and give tenants instructions and contact rules for problems.
Buy after final measurements. Developer plans and marketing layouts may not match actual socket positions, door swings or niche sizes.
If there is a defect or dispute
Write to the seller first. Include order number, date, model, serial number, problem description, photos or video and the remedy requested. Do not dismantle the appliance before the service team responds unless there is a safety risk.
If a problem follows installation, separate product defect from installation defect where possible. A leaking hose may be installation; a failed board may be product. If seller and installer blame each other, request joint diagnosis.
After calls, send a written summary: date reported, what was promised and by when. Keep all visit records.
If a seller does not respond, Cambodia's Consumer Protection, Competition and Fraud Repression Directorate-General has a consumer protection function. A complaint is stronger with invoice, warranty terms, written messages, photos and a clear timeline.
The best protection starts earlier: exact order, written conditions and careful inspection before final payment.

For major furniture or appliances:
- Measure the room and delivery route.
- Confirm building delivery rules.
- Compare at least two sellers on the same model or specification.
- Request total price including delivery, lifting and installation.
- Check warranty and service.
- Confirm return and defect rules.
- Inspect before signing.
- Test after installation.
- Save receipts, serial numbers and service contacts.
For custom furniture, add drawings, samples, staged payment and a written defect list after installation.
