Adva Development
Who appears in the public record
ADVA Development has been marketed across several distinct corners of Bali's housing market. Its name appears beside the compact ADVA Village townhouses, the pool-equipped Six Stars homes, Terracotta's apartments and townhouses near Ubud, ADVA View Apartments and Serenity Villas. They are different products, not interchangeable units in a single development: the lease terms, neighbourhoods, construction histories and buyer obligations need to be established separately.
The question for a prospective buyer is no longer whether ADVA projects exist in property catalogues. They do. The harder question is what can still be verified directly from the developer. An investigation published by Bektu on 1 October 2026 found that ADVA's former website, advabali.com, was no longer operating as a property website, with historical sales pages accessible through archived copies. A missing website is neither evidence of insolvency nor proof that a project has failed. It does, however, make dated listings a poor substitute for current company records, signed contracts and evidence relating to the specific home under consideration.
What the sources support
The available evidence does not justify either a reassuring developer score or a claim of wrongdoing. A company-managed employment listing on Glints connects the ADVA Development name with PT Advanced Development Consulting and Real Estate. That is useful for identifying a possible Indonesian corporate entity, but it is not proof that the same PT holds the land interests, signed the construction agreements or has authority to sell every project advertised under the brand. Corporate registration and the project-specific legal chain remain to be documented.
The record is mixed rather than empty. Multiple brokers identify ADVA developments, and short-stay listings point to some buildings being used. Against that, the former developer website has lost its role as a current information source, published completion dates vary, and permit labels on third-party platforms do not provide an original approval for a named plot and building. None of these gaps establishes fraud, suspension of operations or a legal defect. They do limit what anyone can responsibly conclude about a purchase before reviewing the original documents.

Projects and buyer context
ADVA's advertised entry points span more than one buyer segment. In the BaliBig catalogue checked in October 2026, View Apartments were listed from roughly USD 99,000 and Terracotta from USD 105,000. ADVA Village started around USD 175,000, Six Stars around USD 195,000 and Serenity Villas around USD 520,000. These are listing-level starting figures for selected offerings, not a current, unit-by-unit price schedule issued and verified by the developer. Other intermediaries publish different numbers and delivery dates.
A less expensive apartment is not simply a smaller version of a private-pool townhouse. Shared facilities, repairs, furniture replacement, operating arrangements and the type of guests a property can reasonably serve all change the ownership economics. Historical ADVA marketing described contractual long leases of about 25 years for Village and Terracotta and 27 years for Six Stars, with extensions advertised as possible. What matters to a new buyer in 2026 is the remaining period, the chain of rights from the landholder, assignment provisions and the actual renewal clause. A headline term plus an advertised extension is not a guaranteed combined tenure, and neither an asking price nor a projected rental return resolves that uncertainty.
Location is a major dividing line across the portfolio. ADVA Village is associated with Babakan, the inland part of the wider Canggu area, while Six Stars is more specifically located in Dalung despite broader 'Canggu' and occasionally 'Mengwi' labels in sales listings. Terracotta is an Ubud-area product, with a different setting and rental audience altogether.
A buyer should not import a coastal Canggu rental assumption into an Ubud apartment, or treat every Canggu-labelled townhouse as walking distance from the beach. Local access, the exact plot and permitted use are more informative than the district name in the advertisement. Those details need to match the map, site visit and land documents for the actual unit.
Observable track record
There are signs of real-world use rather than a portfolio made up entirely of renderings. Adva Garden Village is listed as an operating accommodation property at Jl. Pura Wates Canggu No.45 in Babakan, with Trip.com giving 2026 as its opening year. That address is associated with the ADVA Village scheme of 16 two-level townhouses. Yet an operating hospitality listing cannot establish how many individual homes were formally handed over to purchasers. Balinsky continued to show ADVA Village at roughly 95% construction progress in its October 2026 catalogue, while a developer page preserved in July 2026 reportedly still carried a Q3 2025 delivery target.
Six Stars is presented as a six-townhouse scheme in Dalung and has also appeared in short-stay accommodation listings. ADVA's archived marketing described it as completed, although intermediaries disagree about the handover year. The evidence for Terracotta is different: broker material identifies an apartment-and-townhouse project around Ubud, but published completion dates are inconsistent, and a September 2026 Ownery listing still described construction as ongoing. View Apartments and Serenity Villas are also advertised under the ADVA name; their listing status should not be read as an independently audited delivery record.
These distinctions matter when assessing experience. A building that hosts guests, a project marked 'completed' by a sales platform, and a home transferred with enforceable rights are three different milestones. The public material reviewed does not provide an independently verified, project-wide schedule of legal handovers.
