Projects and buyer context
These are individual villa developments, not a conventional apartment offering. Eternal Villas is marketed around contemporary tropical architecture; ENSO takes a quieter, Japanese-influenced direction; Ahau Gardens uses a more expressive Mexican-inspired design. The finishes and facilities may be part of the appeal, but only a signed specification establishes what will actually be delivered. Brokers advertise individual asking prices, which can change with the remaining inventory and payment terms. An offer is not comparable with another until the buyer has the land-rights term, furnishing schedule, recurring charges and any management obligations alongside the price.
All three projects are marketed in the Ungasan area of the Bukit Peninsula, within Badung Regency. That geographic focus makes local comparisons possible, although one Ungasan plot can be very different from another in road access, surrounding development and noise. An Ahau Gardens listing identifies Jalan Tulip, but an advertised location is no substitute for a survey or land record. Intended use matters too: a home suited to private stays is not automatically cleared for short-term commercial accommodation.
