Projects and buyer context
Bespoke villas dominate the visible portfolio, although the wider project index also includes other property types. There is no published, comparable price schedule for commissioning one of these homes, nor a clear sales offering for the named villas that would allow a buyer to quote an asking price or payment plan with confidence.
For a custom build, the useful number is a scope-based budget: site works, structural and mechanical systems, finishes, furniture, professional fees and exclusions all matter. The floor area of a finished portfolio project cannot stand in for that budget. Likewise, the rental-oriented language used for some villas should not be mistaken for verified income, a contractual yield guarantee or a forecast that applies to another property.
The four highlighted properties sit in more than one Bali submarket: Pererenan and Seseh on the west-coast side, and Uluwatu and Ungasan farther south on the Bukit Peninsula. That geographic spread is useful evidence of the range of sites appearing in the studio's portfolio; it is not evidence of a land bank or an available inventory in those neighbourhoods.
A design that works on one plot may need substantial changes on another. Access, slope, drainage, local land-use restrictions and servicing arrangements are site-specific. Prospective clients should treat the location of a past project as a reference point, not as proof that the same design, building cost or rental proposition can simply be repeated.
