Projects and buyer context
Balibiza's public offer is concentrated on individual villas and small villa compounds rather than a broad apartment pipeline. The Sixth Sense materials show two-bedroom, two-storey homes, while the Ocean Bay presentation sketches a compact eight-villa scheme. Both sources contain specification details worth checking against the actual unit: the older Sixth Sense page gives more than one built-area figure, and Ocean Bay's brochure alternates between 187 and 188 square metres.
There is no independently checked, current price list or inventory in the material reviewed. A 30% initial payment appears in The Sixth Sense's historical marketing page, but that is not a verified offer for a new Ocean Bay purchase. Buyers need the current price schedule, inclusions, construction specifications and payment milestones for the specific villa rather than figures carried over from an earlier campaign.
The two named development locations are quite different. Kerobokan is an established residential and rental neighbourhood, where the everyday road network and surrounding development deserve close attention. Ocean Bay is positioned in coastal Cemagi, where an attractive sea-facing design should be weighed against actual beach access, land-use permissions and the maintenance demands of an exposed location.
Balibiza also advertises managed or rented properties in places such as Umalas, Seminyak and Pererenan. That extends its service footprint, not necessarily its construction track record. The distinction matters when assessing how much experience can be attributed to the developer at either named project.
