Blacksand Villas на Бали
Who appears in the public record
A stay at a Blacksand-branded villa and a purchase from Blacksand Villas are two different transactions. The group has a visible presence in holiday accommodation, while its sales website markets villas in Bingin and Canggu. Those activities may be connected commercially, but rental operations alone do not identify the company legally responsible for a buyer’s land rights, construction or handover.
The Bingin sales page centres on Elementa Villas and features Arvatya Villas among the names in its portfolio. A separate sales landing page advertises Blacksand-branded units in Padang Linjong, Canggu. The sales-site footer uses the name Blacksand Invest. None of these public-facing brand names, on their own, establishes the registered Indonesian seller, the land-right holder or whether one entity is responsible for every advertised project.
What the sources support
There is a genuine public sales presence and a traceable accommodation portfolio. What the public information reviewed does not provide is a verified contracting entity for a particular Elementa or Blacksand unit, its land certificate, project-specific building approvals or a documented schedule of completed buyer deliveries. That prevents a defensible reliability rating, positive or negative. Guest reviews are useful for judging hospitality; they are not due diligence on the sale contract.
Even the advertised handover date needs care. The FAQ refers to keys being delivered by January 2027, but the wording calls the units “new Blacksand Villas” on a page promoting Elementa. Without a unit-specific construction schedule, it would be misleading to treat that as a confirmed Elementa completion date. The site also describes a 10% reservation deposit into a notary-controlled escrow account followed by a 30% payment at signing. Those are the seller’s stated procedures, not proof of how the account is legally held, when funds may be released or whether a failed due-diligence review makes the deposit refundable.

Elementa Villas Bingin
Projects and buyer context
Elementa is presented as a collection of one-bedroom villas of approximately 85 square metres in Bingin. Its marketing page showed a finished unit at US$199,000 and an off-plan offer at US$189,000. The separate Canggu page advertises both one- and two-bedroom homes. These are published asking-price examples, not live availability, agreed transaction prices or confirmation that the specific units shown can still be purchased on those terms.
The more consequential number for Elementa may be the lease term. The headline advertises 25 years with a further 25-year extension described as secured. Yet the seller’s own FAQ says renewal would be priced at fair market value at the time. A contractual first right to renew is not the same as having paid in advance for 50 years of occupation. Buyers need to see the underlying land document, the remaining lease term, the landowner’s commitment and a workable mechanism for valuing the renewal.
Buyers should also distinguish a contractual lease from a registered Indonesian land right. The sales home page mentions a freehold option for Canggu, but Hak Milik ownership of land is not available directly to a foreign individual under Indonesian law. The legally available structure depends on the buyer and property, and should not be inferred from the word “freehold” in an advertisement.
Elementa’s advertised 12–15% annual net rental return is a projection, not an independently verified payment history or a contractual guarantee. Occupancy, nightly rates, management fees, taxes, repairs and empty periods all matter, particularly when comparing an existing rental villa with an off-plan one.
The buying proposition is concentrated around Bingin on the Bukit Peninsula and Padang Linjong in Canggu. The wider brand presentation also names Arvatya in Bingin and Sirocco in Pererenan. Sandara manages properties across additional neighbourhoods, including Berawa, but a management address should not be counted as a developer-completed project without separate evidence. For a buyer, the exact plot and villa number matter much more than the breadth of the rental map.
Observable track record
It is easier to establish that villas associated with these names are marketed for stays than to verify how many have been built and handed over to purchasers. Sandara Luxury Management lists Elementa, Arvatya and Blacksand Villas Bingin within its accommodation portfolio. A Booking.com property profile, written by the operator, says Sandara previously traded as Blacksand Villas Management. This helps explain the naming overlap; it is not evidence that the management operator developed every home it now runs.
The sales material also refers to more than 50 villas sold. There is a detail worth noticing: the Canggu landing page describes seven projects, while the Bingin page describes eleven. The pages do not explain whether they cover different periods or count projects in the same way. A reliable construction track record would need an identifiable property list, completion evidence and actual buyer handovers rather than the sales total alone.
