Projects and buyer context
COCO is not selling one uniform product. A small Seseh residence, a villa-style unit in Bingin and a room in a larger wellness resort can have very different operating economics. Shared facilities help attract guests, but someone pays to maintain them; the allocation of those costs matters as much as the proposed nightly rate.
On 17 October 2026, the group's homepage advertised Azoria Suluban from €90,000 and The Coco Boulevard from approximately €421,442. These are published starting figures, not verified offers for an identified unit. Price, available inventory, lease duration, furnishing, taxes and payment milestones all need to be checked together. COCO also publishes projected returns and payback periods. None should be presented as realised investor performance without actual accounts showing rental revenue, operator fees, maintenance, vacancies and distributions.
The Bingin area is central to COCO's resort story: The Coco Boulevard, COCO Lifestyle Resort and COCO Hills are all associated with this part of the Bukit Peninsula. Access, guest movement between facilities and the permitted use of individual buildings matter more here than a broad 'Uluwatu' label.
Seseh serves a different use case. COCO Lifestyle Residence is presented as a smaller residential cluster, not simply another Bingin resort. Aura extends the pipeline to Lovina on Bali's north coast, while Azoria Suluban sits in the Uluwatu/Suluban area. A common brand does not make these interchangeable rental markets; location-specific occupancy assumptions should be tested separately.
