Projects and buyer context
The offering is organised around resort suites rather than standalone investment villas. ROYA presents garden-, golf-, lagoon- and ocean-facing accommodation, with some layouts incorporating terraces. Its proposed rental model pools the periods when owners are not staying in their residences into hotel operations. For an investor, the operator agreement is therefore almost as consequential as the floor plan: it will determine how occupancy, expenses, owner use and distributions work in practice.
The official residence catalogue does not provide a binding, unit-by-unit price or completed transaction pack. It directs buyers to request specifications and terms for their chosen suite. Purchase costs and any earnings illustration should be assessed only against that dated offer, the operating budget and the relevant agreements; neither marketing projections nor a broker's indicative price is a contractual return.
The Pecatu site lies in southern Bali, close to Dreamland Beach and New Kuta Golf. That setting gives the resort its golf-and-surf positioning and makes it different from a conventional residential apartment scheme. It does not, by itself, confer rights over neighbouring facilities. Beach-service access, golf benefits and use of shared areas need to be defined in the current resort rules and the purchaser's contractual package.
