Kiss Development
Who appears in the public record
KISS Developments is a Bali property brand whose pitch combines distinctive architecture with hospitality-style stays and strong launch marketing. Its public portfolio has moved beyond standalone villas into a mix of apartments, pool villas and a larger accommodation-led concept. That change in product matters: a buyer of a private villa and a buyer of a unit in a shared complex may face quite different ownership documents and operating arrangements.
The brand lists The Pash and Giselle as sold out and advertises a 26 October 2026 launch for SIR in Seseh. These are claims about sales and an upcoming release, not verified evidence of completed buildings or rental performance. PT Shadow Lux Bali appears in the footer of the official project pages, but the published material does not establish which legal entity owns the site or would sign a particular buyer’s agreement.
What the sources support
KISS has an identifiable public presence, named developments and project pages detailed enough to distinguish its products. The footers identify PT Shadow Lux Bali, and a third-party developer directory repeats that association. Neither source, however, proves company registration particulars, land control or the entity that would be legally responsible for a buyer’s transaction.
The material reviewed did not independently verify building approvals, the completion of earlier schemes or realised rental results. That is a limit of the public evidence, not a finding that the documents are missing or that the developer has failed to deliver. Rapid sell-through speaks to marketing and demand; workmanship, handover and the ability to operate a property legally require different evidence.

Giselle
Projects and buyer context
KISS is not selling one interchangeable type of property. The Pash consists of villas, Giselle combines apartments with pool villas and shared amenities, while SIR is marketed as a 77-key project. The SIR website advertises a 30-plus-30-year lease. Without the underlying agreement, that does not establish a guaranteed extension, its cost or the rights attached to an individual unit.
No sufficiently detailed, current public price schedule was available on the official pages reviewed to quote a dependable asking price or full acquisition cost as of 18 October 2026. A meaningful comparison would need unit-specific terms, land and extension payments, common-area charges, furnishing obligations and the rental operator’s fees. Sales presentations may model attractive returns; those forecasts are not a substitute for verified net income.
The visible portfolio is tightly concentrated rather than island-wide. The Pash is in Pererenan; both Giselle and the proposed SIR development are in Seseh. Beach proximity features prominently in KISS’s presentation of Seseh. For a short-stay investment, however, a location claim is only the beginning: access, the exact parcel, permitted use and the realities of managing guests at that address all need to be established for the individual property.
Observable track record
The Pash is the smaller starting point visible in KISS’s current portfolio: eight fully furnished villas in Pererenan. Giselle in Seseh is a different proposition, with 14 apartments, 14 private-pool villas and shared rooftop wellness facilities. KISS says Giselle’s 28 residences sold to Australian buyers within six hours. It is a striking sales claim, but it should not be mistaken for a construction milestone.
The next advertised scheme is SIR, a 77-key development in Seseh, scheduled by the company to launch on 26 October 2026. The sources reviewed establish a sequence of marketed projects and the developer’s stated sales results; they do not independently establish handover dates, completed building counts or operating income from finished properties. Buyers seeking an execution track record would therefore need dated site evidence and handover documentation rather than relying on the sold-out labels.
