La Finca Villas in Bali: Projects, Lease Terms and Buyer Checks
Who appears in the public record
La Finca Villas has a more tangible presence than a standalone off-plan sales brochure. Its sales website links to a holiday-rental operation with bookable villas in Bingin and Canggu. That is useful context for a prospective buyer, although it does not establish which legal entity built those properties or will contract for the next development.
The current offer is a small collection of one- and two-bedroom villas marketed for handover in December 2026. As of 18 October 2026, that remains a future delivery target. The proposed buyer interest is presented as a long-term lease rather than freehold land ownership. A purchase decision therefore turns on the plot being offered, the remaining lease term and the obligations behind the construction schedule—not simply on the existing rental portfolio.
What the sources support
Public evidence supports the existence of the La Finca sales brand, the advertised upcoming development and accommodation operated under the La Finca name. It does not amount to legal or financial verification of the developer. The reviewed sales pages did not establish the Indonesian legal entity that would sign the new villa contract, nor did they provide verifiable plot-level land records, building approvals or independent handover evidence for this release.
The developer's FAQ states that the advertised lease runs until August 2051 and describes priority to extend by 10–20 years at a future market land value. August 2051 is a stated end date, not 26 fresh years granted to every later purchaser. An extension preference is only as reliable as the binding lease language, the landowner's authority and the mechanism for setting the renewal price. It must not be confused with Hak Milik, Indonesian freehold land title, which cannot be held directly by a foreign individual.

Projects and buyer context
The primary sales page advertises a one-bedroom option at USD 229,000 and a two-bedroom option at USD 315,000. Those are marketing quotations visible on 18 October 2026, not a verified current inventory or an all-in acquisition budget. Rumavi labels The Finca Bali an eight-villa development, yet its project overview and its unit table contain different asking prices. Buyers should obtain a dated unit schedule identifying the exact villa, land and building areas, furnishings, taxes and fees.
The developer also displays an estimated annual profit of roughly USD 30,000–40,000. No audited operating history or complete expense assumptions accompanied that figure in the reviewed sources. Management fees, maintenance, utilities, taxes, downtime and owner use can materially change the amount left after costs. Neither a projected income figure nor a headline price tells an investor what this particular villa will earn.
There is a location discrepancy that deserves resolving before a site visit is planned. La Finca's own sales material describes Canggu's Batu Bolong area and advertises a roughly three-minute walk to the beach. Its associated sale listing uses the same Batu Bolong positioning. Rumavi and Asia.villas instead place The Finca Bali in Mengwi, Badung.
Those descriptions could refer to mismatched listings or different offerings, but the public material does not settle the question. The address of an already-operating holiday villa is not proof of the location of the new development. A parcel plan and map pin tied to the land records are needed to assess actual beach access, neighbourhood characteristics and rental demand.
Observable track record
The developer says it has sold and delivered more than 15 villas across three projects. Its website points to La Finca Bingin and to Villa Seashell, Villa Fino and Villa Gloria in Canggu as earlier work. These names also appear on the linked La Finca booking website, where guests are offered stays in Bingin and Canggu.
That overlap is a meaningful sign of operating properties, but it is narrower than proof of 15 completed sales. A rental manager may operate homes owned or developed by other parties, and the booking platform lists properties beyond the developer's named projects. The sales brand, hospitality manager, landowner and company signing a purchase agreement should be treated as separate roles until documentation connects them.
