Live Your Bali

Who appears in the public record

Live Your Bali is a small Bali villa developer with a portfolio that can be discussed by property rather than by brand claims alone. It presents Somnia Villa and Omnia Villa in Tumbak Bayuh as completed, markets The Bayuh Oases in the same area, and has announced a further scheme in Nyanyi. The offer combines a furnished home with a long-term land lease and a proposed route into holiday rentals. Those are separate parts of the transaction, each with its own documentation and risks.

The company identifies itself as PT Live Your Bali, and a third-party Indonesian corporate directory carries an entry under that name in Badung. The listing helps establish that the name is not merely a marketing label. It does not establish who owns or leases the land for a particular unit, which entity signs each agreement, or what happens if construction or handover does not proceed as expected.

What the sources support

The buyer-facing documentation is more specific than a typical brochure. Live Your Bali publishes the names of the proposed agreements, an outline of the payment flow and lease-extension wording. A third-party company directory also lists PT Live Your Bali. These are useful leads for due diligence, not proof of clean land title, sufficient construction funding, transferable lease rights or performance under a particular contract.

The developer says it uses its own capital and states that The Bayuh Oases has PBG and SLF building documentation. We did not find publicly accessible copies bearing the permit details and the relevant parcel or building identifiers. The shifting handover month and the different Nyanyi schemes add reasons to request current records rather than rely on earlier marketing. There is not enough independently verified information to assign the company a meaningful safety or reliability rating.

Projects and buyer context

These are furnished private-pool homes aimed at buyers who may use the property themselves and let it to short-stay guests. Prices on the developer’s pages are not a single current rate card. The Bayuh Oases is shown as price-on-request in newer material, although other pages retain a $315,000 figure. Earlier Six Oases marketing quoted villas from $266,000, while newer Four Oases material gives no firm public price. Neither historical figure should be treated as a quotation for a unit available today.

Income projections deserve a separate reading. The advertised 14–18% annual return is a target, not an audited rental result or a promise to the buyer; some of the website’s calculations include assumed property appreciation. The investor guide describes a typical management charge of 20% of gross rental receipts, with booking-platform fees, cleaning, upkeep, utilities and applicable taxes outside that charge. A sensible comparison would use an all-in cost schedule and actual rental statements, rather than a headline percentage.

Tumbak Bayuh, in Badung, is the location of both the developer’s claimed completed homes and The Bayuh Oases. Nyanyi is the other focus, across the administrative boundary in Tabanan. That distinction matters when reviewing the land parcel, planning designation and permissions for the intended rental activity; paperwork relating to one site cannot be carried over to another.

The Nyanyi proposal also has an unresolved identity issue. Earlier company materials and a corporate social-media post describe Six Oases as six villas. A more recent version of the website introduces Four Oases as eight apartments across four buildings. The available public information does not show whether one superseded the other or whether they are separate developments. Any comparison should begin with the exact parcel, approved drawings and current project name.

Observable track record

The clearest part of the claimed track record is the pair of individual homes in Tumbak Bayuh. Live Your Bali says Somnia Villa, a one-bedroom property, and the two-bedroom Omnia Villa were delivered in 2024 and are being rented to guests. Photographs and rental links are available through the developer, but these are not substitutes for signed handover records, an independent building inspection or owner-level operating statements. Two delivered villas should not be mistaken for two completed multi-unit developments.

The next step up in scale is The Bayuh Oases, advertised as six two-bedroom pool villas. More recent company material refers to a November 2026 handover; older project and investor pages still refer to August 2026. Marketing material also describes construction as 80% complete without providing a dated, independently certified progress report. A buyer needs the current programme for their specific unit, not an undated percentage.
