LUX Property Group in Bali: Projects, Operating Status and Buyer Checks
Who appears in the public record
LUX Property Group markets a mix of hotel-style apartments, private villas and new resort developments in Bali, alongside rental management for owners. These are not interchangeable purchases. A working accommodation business has a different delivery and income profile from a studio in an unopened resort or a residence offered at an early planning stage.
The group’s contact page names PT BALI REAL ESTATE INVESTMENT as its local office entity in Seminyak. That disclosure is useful, but it does not establish which company holds a particular site, signs a purchaser’s agreement or receives the purchase funds. Buyers should distinguish the LUX marketing identity, the operator of any accommodation and the legal counterparty for their specific unit.
What the sources support
There is evidence of guest accommodation marketed under associated LUX names, but it would be misleading to turn that into a blanket statement about delivery, permits or purchaser security across the portfolio. The public pages reviewed do not provide a project-by-project chain of land title, building approvals, executed sale contracts and completed handovers. The distinction is especially important when comparing Hotel K with the not-yet-verified Resort K opening and the earlier-stage Tabanan release.
The wider group’s Lombok activities also warrant attention. In March 2026 Kinnara Limited publicly disputed rights and contractual performance relating to Marina Bay City; a website presenting LUX Property Group’s position contests that account and says the development was acquired and renamed Nesara Bay City. These are opposing parties’ assertions, not findings independently established in this profile. The dispute concerns a Lombok project rather than a Bali site, but any purchaser dealing with a related contracting entity should have independent counsel establish the precise counterparty, its authority and its obligations before committing funds. The available promotional material does not support a reliable assessment of corporate solvency.

Projects and buyer context
The offers combine two types of exposure: managed short-stay accommodation and private-villa ownership or use rights. Resort K illustrates the sales pitch. Its website advertises furnished studios starting at AUD 119,000, a leaseback option described by the developer as paying 16.5% a year, and an alternative open-market rental model with projected net returns of 12–18%. Those figures come from the seller’s materials; they are not independently verified operating results or a guarantee by NovAsia.
LUX also advertises a management charge equal to 25% of rental bookings. Buyers need to know what remains payable after that charge, from utilities and repairs to taxes and furnishing replacement. Certain advertised payment plans allow part of the purchase price to be met from future rental proceeds. That may reduce the initial cash payment, but it does not answer who bears a revenue shortfall, whether the balance becomes immediately due or what happens if management ends. Those points belong in the unit-specific contracts, not in an assumed return calculation.
The Bali portfolio has a clear southern-island concentration: Hotel K and Resort K are both presented as Seminyak developments. LUX Village is associated with Seminyak in the portfolio and with Seminyak/Canggu in some group material. A location label is not a cadastral address; the exact plot and permitted use matter far more than the marketing district for a purchaser.
The proposed Tabanan development has a different premise, centred on landscape, privacy and wellness rather than Seminyak’s established hospitality setting. Its public materials do not provide enough land-specific evidence to test that proposition against a title and zoning record. Nesara Bay City is marketed within the wider LUX portfolio but sits on Lombok, a separate island and a separate transaction to assess.
Observable track record
Hotel K provides the clearest evidence of an operating hospitality product. LUX describes its Seminyak studios as completed and in service, and Hotel K Seminyak has a separate accommodation listing on Booking.com. That supports the existence of guest-facing activity. It does not verify the developer’s handover history, the title held by an individual purchaser or the approvals for a particular unit.
There is also a live accommodation listing for Lux Village and K Resort in Seminyak. The group’s sales portfolio, however, describes LUX Village as a collection of ten individually designed villas. The booking operation and the ten-villa investment collection should not be assumed to have identical boundaries or ownership arrangements without unit-level documentation.
Resort K is at a different point in the cycle. LUX’s dated update of 2 June 2026 set September 2026 as the target for its first opening stage, yet its project page still presents that stage as coming soon. As of 17 October 2026, the material reviewed does not confirm whether the opening or handovers took place. Tabanan is described as a new release with a 2027 first-stage target. Neither promotional visuals nor a future date provide independent evidence of completed construction.
