Projects and buyer context
The product is closer to a managed holiday-accommodation unit than a standalone residential villa. Nature Investment Group pitches Desa Harmonis II around compact, roughly 75 m² villas, shared guest facilities and an operator responsible for bookings and day-to-day service. Marketing copy also offers owners up to 30 days of personal use each year. The allocation of those days, especially during busy periods, has to be spelled out in the operating contract.
An investor-facing page advertises entry pricing from US$150,000, but it is a dated promotional figure, not a verified live quote or inventory check. Occupancy and yield figures on the website should be treated as sales projections or company claims, not an independently audited performance record. Anyone comparing this with a conventional villa rental needs the expected net cash flow after operator fees, maintenance, replacements, taxes and vacant nights. Payment instalments also vary across the company’s published material; the executed contract must control.
The Desa Harmonis projects are promoted in the Uluwatu area of southern Bali. Accommodation directories place the original Desa Harmonis Uluwatu in Pecatu, Badung, which provides a useful reference point for visiting the earlier property. It does not identify the legal parcel of every unit in Desa Harmonis II. The corporate website gives an office address in Ungasan; that should not be mistaken for the development site. For a purchase, the exact land plot and its access arrangements matter more than the broader Uluwatu label.
