Pro Bali Development: what buyers can verify in Pandawa
Who appears in the public record
ProBali Development is best understood through a small cluster of villa schemes near Pandawa Beach, rather than through claims about the Bali market as a whole. Its website sets out three developments, each in the same southern part of the island. That geographic focus makes the portfolio easy to explore, but it also makes evidence from each individual project especially important.
The company describes its work as residential and commercial development. The publicly detailed projects, however, are villas. A buyer can learn what the homes are intended to look like from the website; identifying the legal seller, the landholder and the rights actually being sold requires documents that the public project pages do not supply.
What the sources support
The public company trail is not yet a clean chain of legal responsibility. The website trades as ProBali Development. Company House Indonesia separately lists a PT Pro Bali Development in Denpasar with business number 1409956. Property platforms refer to Probali Real Estate as the developer. Similar names and overlapping project descriptions are clues, but do not establish which entity owns the site, enters into sale or lease agreements, or guarantees construction obligations.
There is enough information to investigate real named projects, but not enough to call the developer financially vetted or its properties legally cleared. Nor should a completed-project count drawn from listings be mistaken for independently checked handovers. The deciding evidence belongs to the specific villa and its counterparties.

Mini Oasis Villas Pandawa

Oasis Villa Pandawa
Projects and buyer context
These are variations on a compact private-villa product, not evidence of a broad residential price range. Oasis Spa is pitched around private wellness features, including a sauna and cold plunge; the smaller Mini Oasis scheme offers a different scale. No current developer price schedule was available on the official page, so third-party asking prices should not be treated as live quotations.
The Oasis Spa unit specification is also inconsistent across public descriptions. Its English developer copy refers to three-bedroom villas; the Russian-language version uses wording for a three-room villa, and property portals show two-bedroom units. This could be a description issue rather than a design change, but buyers need a villa-specific floor plan and a signed schedule of finishes to know what is actually included.
Pandawa is the centre of the disclosed portfolio, with major portals placing the two larger schemes in Ungasan, Badung. Proximity to the beach is part of the marketing proposition, but a quoted four-minute drive is no substitute for checking the access road from the actual plot. For both personal use and rental operations, road access, utilities, local planning conditions and the property’s permitted use are more consequential than the neighbourhood label alone.
Observable track record
The named schemes are Oasis Villas Pandawa, advertised as 11 private villas; Oasis Spa Pandawa, described as a ten-villa collection; and Mini Oasis Villas, with three homes. The developer links to presentations and construction footage for the larger schemes, and to photographs and video for Mini Oasis. These are useful starting points for a site visit, not proof of legal completion or buyer handovers.
There is a date problem worth resolving before treating the portfolio as delivered. FazWaz labels Oasis Villa Pandawa completed in July 2025 and Oasis SPA Pandawa completed in February 2026, while the developer website still says it has three projects in progress. An online completion label may lag, or may reflect a different definition of “complete”. Neither possibility tells you whether the particular villa has been accepted, certified and handed over.
