Observable track record
BUVA's experience is real, but not every hotel in the portfolio was developed by the group from the ground up. Its company history traces Alila Villas Uluwatu from land acquisition in 2004 to construction in 2006 and opening in 2009. Alila Ubud joined through the acquisition of an existing hotel's assets and operations in 2008; Alila Manggis was acquired in 2015. These are three resort businesses with different histories, not evidence of three completed residential schemes sold to individual owners.
The distinction extends to the corporate structure. BUVA's 2024 reporting identifies Alila Villas Uluwatu and Alila Ubud with the parent company's operations, while Alila Manggis is associated with its subsidiary PT Mandra Alila. Its published timeline also records the 2018 disposal of a subsidiary that owned the Alila brand. A recognisable hotel name, the company behind the asset and the entity entitled to sign a property-sale agreement should not be assumed to be identical.
There is a more recent property-development angle: in November 2025, BUVA acquired a 99.99% interest in PT Bukit Permai Properti, described by the company as a landowner in Uluwatu. The acquisition documents a landholding, not an approved villa scheme, a completion timetable or units offered for sale.
