PT Future Vision Property

Who appears in the public record

Future Vision Property's identifiable residential development in Bali is Meliora Villas, a nine-home scheme promoted as the company's first project. The concept centres on private pools, rooftop terraces and two villa layouts in the southern Bukit area. There is enough public material to understand what the developer intends to build, but not enough to treat the scheme as completed or to establish a long Bali delivery record. Property portals credit PT Future Vision Property as the developer. A separate commercial company directory carries the same legal name, although neither source establishes who owns the Meliora site, who will sign an individual buyer's agreement or who may receive purchase funds. Those distinctions matter here because the project's published location and completion dates are not consistent across sources.

What the sources support

There are several tangible starting points: the developer's website, a detailed Meliora presentation, and a third-party commercial registry entry for a company called PT Future Vision Property. None substitutes for a certified corporate extract, parcel documentation or project approvals. The discrepancies are material rather than cosmetic. Most project descriptions say nine villas, while part of the Russian homepage refers to ten; the expected delivery date shifts between the language versions and sales portals. The website also advertises a one-year post-handover warranty and ongoing property management. Until these promises appear in enforceable agreements with identified counterparties, they remain descriptions of the proposed service, not proven protections or investment outcomes. An absence of public documents should not be confused with evidence that no such documents exist.

Projects and buyer context

Meliora is marketed in two configurations rather than as a broad catalogue of property types. The official project page gives a total area of 180.6 sq m for the two-bedroom design and 267.7 sq m for the three-bedroom design, with private pools and roof-level outdoor space in both. The larger layout also provides for working and staff accommodation. These are developer specifications, not certified measurements of the unit a buyer would ultimately receive. An indexed FazWaz listing shows one two-bedroom villa at IDR 11.6 billion; it is a portal asking price for a particular advertised unit, not an official development-wide price list. The developer's public pages do not establish today's available plots, a binding quotation, what is included in the price or the payment milestones.

The developer's own location story points to Ungasan, close to Karma Kandara on the Bukit Peninsula, and its Russian homepage mentions a 3,200 sq m site. Third-party project copy instead describes Bingin or labels the scheme broadly as Uluwatu. Those labels should not be reconciled by simply choosing the more familiar destination name: Ungasan and Bingin are different locations. Nor should the registered Badung office address found in a commercial corporate database be mistaken for the development parcel. A plot reference, land survey and verifiable map position are needed to establish the actual access road, coastline proximity and applicable land-use rules.

Observable track record

The company presents Meliora as its first development and separately markets bespoke villa design and construction services. It does not provide a verifiable list of completed Bali homes under the Future Vision Property name. Its team biographies describe substantial prior construction experience, including a claim that founder Vladislav Trifonov has worked in the sector for 32 years and has been involved in hundreds of projects. That is a company statement about a person's background, not independent evidence of Meliora milestones or properties handed over by this Indonesian entity. Buyers assessing execution capability would need the names, locations, contractors and handover records of relevant past work rather than extrapolating from the biography alone.
