Projects and buyer context
HAVN is marketed as a compact wellness-oriented studio development, with a gym, Pilates space, sauna and cold-plunge area shared by residents. The website advertises units at AUD 140,000–160,000, but does not turn that range into a binding quote for any particular available residence. Its headline tenure is a 25-year lease with a further 25-year extension presented as part of the offer. A buyer needs the proposed contract to determine whether the second period is enforceable, how it is activated and what it will cost. The website also publishes indicative local demand figures; these are not verified operating results for HAVN or a promise of net rental income.
Buduk is the critical location detail for HAVN. It belongs to the inland part of the wider Pererenan corridor, not the beachfront neighbourhood a buyer might picture from the project's North Pererenan branding. There is a practical trade-off: quieter residential surroundings, but transport for beach trips and much of the Canggu social scene. Published driving-time estimates are promotional approximations, not a substitute for testing the actual route from the building. The company's earlier villa references cluster around Canggu, Pererenan and Buduk; that local focus is visible, while future resale demand at HAVN remains unproven.
